New York City Market Overview:
Office and Retail Rental Rates in Manhattan continue to increase as they have in the past 21 months, but the rate of increases is starting to decline.
- Manhattan Midtown Office Rental Rates are higher than shown in the graph as the better buildings list their rental rates as negotiable.
New York Office Leases:
- Total New York City Office Class A vacancies dropped from 13.11 million RSF to 12.73 million RSF, as total vacancy dropped from 22.60 million RSF to 21.74 million RSF.
- Total New York City Office direct lease vacancy dropped from 19.09 million RSF to 18.57 million RSF, as sublease vacancy dropped from 3.51 million RSF to 3.17 million RSF.
- Total New York City Office Market vacancies dropped from 22.60 million RSF to 21.74 million RSF.
- Midtown South Office vacancy dropped from 4.07 million RSF to 3.91 million RSF.
- Total Midtown Office vacancy dropped from 12.05 million RSF to 11.64 million RSF.
- Total New York City Downtown vacancy dropped from 6.48 million RSF to 3.91 million RSF.
- Total vacant Office Space in Midtown New York City in sublease space dropped from 2.281 to 2.024 million RSF. Total vacant direct space dropped from 9.77 million RSF to 9.61 million RSF.
- Midtown South Office direct lease vacancy dropped from 3.56 million RSF to 3.40 million RSF. Sublease vacancies reamined the same at 0.51 million RSF.
- Total Downtown New York City Direct lease Office space Vacancies dropped from 5.76 million to 5.56 million RSF.
- Total vacant sublease space dropped from 0.718 to 0.638 million RSF.
NYC Retail Leases:
- Total available New York City Retail Space rose from 0.69 to 0.81 million RSF.
- Midtown South Retail space vacancies rose from 0.36 to 0.54 million RSF.
- Midtown vacancy dropped from 0.18 million RSF to 0.14 million RSF.
- In Downtown, retail vacancy dropped from 0.15 million RSF to 0.14 million RSF.
New York Industrial Leases:
- Total vacant New York City Industrial Space rose from 0.56 to 0.75 million RSF.
- Midtown Vacancy rose from 0.36 million RSF to 0.55 million RSF.
- Midtown South Vacancy remained the same at 0.16 million RSF.
Manhattan Office Rentals:
- Simon & Schuster rented 292.000 RSF at 1230 Sixth Avenue. The publishing firm inked a five-year lease renewal to keep space on floors four, nine to 14 and 17 at a rate of $62 per square foot; the tenant also secured two months of free rent.
- Bear Stearns rented 107,000 RSF at 237 Park Avenue. The investment bank inked a deal to expand in the 1.2-million-square-foot building, where it already occupies nearly 150,000 square feet. The space became available after Monday Properties completed a partial termination of leases with Credit Suisse and Revlon. Both firms remain tenants at 237 Park Avenue.
- Schulte, Roth & Zabel rented 88,000 RSF at 919 Third Avenue. The law firm, which already occupies 280,000 square feet on floors 11 and 19 through 27, subleased the entire third and fourth floors from BNP Paribas.
- Jones Apparel Group rented 56,000 RSF at 525 Seventh Avenue. The apparel and footwear firm inked a renewal and expansion lease in the 411,000-square-foot property.
- Reed Smith rented 50,000 RSF at 599 Lexington Avenue. The law firm inked an expansion lease that increases its total occupancy in the building to 138,000 square feet. The firm presently occupies floors 27, 28, 29 and 38, is expanding to floors 22 and 26 under the new lease, and has an option on the 30th floor in May.
- Fairfield Greenwich Advisors LLC rented 30,294 RSF at 55 East 52nd Street. The alternative asset management firm inked a long-term sublease and is relocating from 919 Third Avenue.
- Town Sports rented 28,000 RSF at 5 Penn Plaza. The parent company of New York Sports Club is relocating its headquarters from 888 Seventh Avenue for what is believed to be a substantial reduction in rental rates.
- Caroline Distribution rented 27,600 RSF at 101 Sixth Avenue. The distribution division of EMI Music inked a five-year sublease for the entire fourth floor of the 23-story property, where asking rents are reportedly $25 per square foot. The tenant is moving from 20,000 square feet at 194 West 29th Street.
- Empire Office rented 26,369 RSF at 387 Park Ave South. The national office furniture dealership inked a 10-year lease for the entire seventh floor and part of the second floor in the 14-story, 200,000-square-foot property. The firm is relocating from 125 Maiden Lane.
- WW Grainger rented 25,000 RSF at 619 West 54th Street. The industrial supply company signed a new lease.
- Bulgari rented 23,933 RSF at 625 Madison Avenue. The jewelry company inked a new lease and is relocating from 730 Fifth Avenue.
- Newtek Business Services Inc. rented 23,000 RSF at 1440 Broadway. The business services provider inked a nine-year sublease and is relocating from 462 Seventh Avenue.
- Cramer Rosenthal McGlynn rented 22,400 RSF at 520 Madison Avenue. The financial services firm inked a 10-year sublease. It will move from the 32nd floor, which it had leased through 2008, to the 20th floor in an effort to reduce rental expenditures. Tishman Speyer, the property owner, allowed Cramer to terminate its lease early so the space could be remarketed at the higher rates.
- W.B. Mason rented 16,155 RSF at 53 West 23rd Street. The office supplies company inked a 10-year lease for space with a reported asking rent of $32 per square foot.
- MDA Contracting Inc. rented 15,000 RSF at 519 Eighth Avenue. The tenant signed a new lease.
- Tri-Artisan Partners rented 13,000 RSF at 110 East 59th Street. The private equity firm is relocating from 590 Madison Avenue.
- Basic Element Inc rented 11,000 RSF at 660 Madison Avenue. The tenant, which controls Rusal, the largest aluminum maker in Russia, inked a 10-year lease for the entire 21st floor. The asking rent, for the first new tenant since Broadway Partners acquired the property, was reportedly $140 per square foot.
- New York City Management Services rented 10,240 RSF at 1790 Broadway.
- Simmons Jewelry rented 10,000 RSF at 462-468 Seventh Avenue. The tenant inked a seven-year lease; the asking rent was $40 per square foot for the entire seventh floor.
- Inner Works rented 9,200 RSF at 462 Seventh Avenue. The tenant subleased space from Newtek, which is relocating to 1440 Broadway (see above).
- House of Dereon rented 9,000 RSF at 1384 Broadway. Beyonce's fashion company signed a 10-year lease for expansion space with a reported asking rent of $42 per square foot.
- Paul & Shark rented 6,861 RSF at 79 Madison Avenue. The high-end Italian clothing designer inked a 12-year lease for space with a reported asking rent of $40 per square foot.
- Fabric Traditions rented 6,750 RSF at 519 Eighth Avenue The high-end textile company inked a lease for new space with a reported asking rent of $30 per square foot.
- Galileo Global Advisors rented 6,000 RSF at 10 Rockefeller Plaza. The financial investment and advisory firm is moving from 1 Rockefeller Plaza and more than doubling its space.
- De Beers LV rented 5,944 RSF at 20 West 55th Street. The diamond company inked a new lease for office space.
- Hartmoor LLC rented 5,600 RSF at 590 Madison Avenue. The tenant, which is an affiliate of Guggenheim Partners, inked a lease for its new corporate headquarters. Asking rents in the property are reported to exceed $100 per square foot.
New York Retail Leases:
- New York Sports Club leases 16,200 SF at 68 Bradhurst Avenue. The gym inked a lease for its second Harlem location, which will occupy the first two floors of the 180-unit condominium.
- Planet Fitness leases 15,804 SF at 40 West 225th Street. The fitness center inked a 10-year lease.
- Bozrock Restaurant leases 8,500 SF at 72 Madison Avenue. The restaurant signed a new lease.
- Calle Ocho renewed its lease of 8,400 SF at 446 Columbus Avenue.
- Rejuvinate Spa leases 6,475 SF at 1889 Broadway. The luxury day spa inked a 10-year lease in the new Empire Hotel.
- Jeff Lefcourt and Glen Harris leases 4,500 SF for a new bistro at 55 Third Avenue. The restaurateurs who own Jane and Neptune Room inked a lease for a new bistro at a reported asking rent of $91 per square foot.
- Lobel Modern leases 3,750 SF at 39 Bond Street. The high-end furniture retailer inked a 10-year lease for space with a reported asking rent of $64 per square foot.
- Thomas Pink leases 3,500 SF at 63 Wall Street. The London-based apparel retailer inked a 10-year lease.
- Natural Essence Inc. leases 2,400 SF at 57 West 58th Street on the 2nd floor. The second-floor space will house a new Wellness Spa location.
- Ricky's Urban Groove leases 2,200 SF at 1574 Third Avenue. The health and beauty retailer's 21st location had a reported asking rent of $109 per square foot. The store is slated to open this spring.
- Orange Bakery Inc. leases 1,775 SF at 189 Spring Street. The baked goods company, which has stores in Japan, Germany, California and North Carolina, signed a 10-year lease for ground-floor retail space. The ground floor is 800 square feet, the basement is 700 square feet, and a rear outdoor garden is 275 square feet. The asking rent was $200,000 per year.
- Papa John's Pizza leases 1,400 SF at 432 Second Avenue. The tenant inked a 10-year lease with a seven-year extension option for a new franchise location.
- ExtremeNY leases 1,050 SF at 104 west 83rd Street. The luxury European hair salon inked a 10-year lease for its sixth location.
- Sanctuary Tea leases 1,010 SF at 337 West Broadway. The New York-based purveyor of fine teas signed a 10-year lease for its first retail store. The ground-floor space in a Soho townhouse has a reported asking rent of $16,000 per month.
New York City Buildings Sold:
- Midtown portfolio, 8 office buildings, 6.5 million SF total, was sold to Macklowe Properties for $7 billion.
- 450 West 33rd Street, a 1.7 million SF office building, was sold to Broadway Partners for $700 million.
- 14 Wall Street, a 1 million SF office building, was sold to John Zamir, Capstone Equities for $325 million.
- Bruckner Plaza (The Bronx), a 386,000 SF shopping center, was sold to Vornado Realty Trust for $165 million.
- Albee Square Mall (Brooklyn) with a 70-year ground lease was sold to Acadia Realty Trust and P/A Associates for $125 million.
- 102-05 Ditmars Blvd (LaGuardia Airport Marriott Hotel) (Queens), a 438-room hotel, was sold to RLJ Development for $69 million.
- 70 West 36th Street, a 156,532 SF office building, was sold for $61.5 million.
- 247-259 West 54th Street, a 97,679 SF commercial building, was sold to Boston Properties, Madison Equities for $38.8 million.
- Saint Mary's Hospital (Brooklyn), a two building, 270,000 SF complex, was sold to Mazel Precisions for $22 million.
- 145 Spring Street, an 8-story, 13,625 SF mixed-use building, was sold for $13.3 million.
- 415 East 57th Street (Sutton Tower), a 14-story, 13,000 SF mixed-use building, was sold for $10.5 million.
- 1043 Madison Avenue, a 5-story, 6,750 SF mixed-use property, was sold for $10.3 million.
- 111 East 22nd Street, a 4-story, 17,831 SF commercial building, was sold for $8.9 million.
- 218 West 37th Street, a 7-story, 18,000 SF commercial. Building was sold for $8.1 million.
- 14 East 95th Street, a 5-story, 5,750 SF townhouse, was sold for $7 million.
- 63-69 West 131st Street, a Two 5-story apartment building, 33,560 SF total, was sold for $6.6 million.
- 44 Trinity Place, a 7-story, 14,250 SF mixed-use building, was sold for $6 million.
- 426 East 58th Street, a 5-story, 6,800 SF townhouse, was sold for $3.1 million.
