New York City Market Overview:

Midtown and Downtown Manhattan office rents continue to increase and Landlords are becoming more aggressive in raising rents and reducing Tenant concessions.

With few new Manhattan office building under construction and no major firms relocating out of the city, the trend of office rental rate increases should continue for the foreseeable future.

Brooklyn Red Hot

Atlantic Yards 4 billion dollar mixed use development by Forest City has finally gotten state approval to break ground.

New York Office Leases:

  • Total Manhattan Office Class A vacancies decreased from 14.67 million RSF to 13.95 million RSF, as total vacancy dropped from 24.07 million RSF to 23.59 million RSF.
  • Total Manhattan Office direct lease vacancy decreased from 20.18 million RSF to 19.93 million RSF, as sublease vacancy dropped from 3.90 million RSF to 3.67 million RSF.
  • Total Manhattan Office Market vacancies dropped from 24.07 million RSF to 23.59 million RSF.
  • Midtown South Office vacancy increased from 4.35 million RSF to 4.48 million RSF.
  • Total Midtown Office vacancy decreased from 12.39 million RSF to 12.26 million RSF.
  • Total Manhattan Downtown vacancy decreased from 7.33 million RSF to 6.86 million RSF.
  • Total vacant Office Space in Midtown Manhattan in sublease space dropped from 2.449 to 2.417 million RSF. Total vacant direct space decreased from 9.94 million RSF to 9.84 million RSF.
  • Midtown South Office direct lease vacancy rose from 3.88 million RSF to 3.98 million RSF. Sublease vacancies increased from 0.47 to 0.50 million RSF.
  • Total Downtown Manhattan Office vacancies decreased with direct lease space decreasing from 6.36 million to 6.11 million RSF.
  • Total vacant sublease space continues to decrease from 0.975 to 0.751 million RSF.

NYC Retail Leases:

  • Total available Manhattan Retail Space increased from 0.63 to 0.64 million RSF./li>
  • Midtown South Retail space vacancies rose from 0.32 to 0.34 million RSF./li>
  • Midtown vacancy dropped from 0.18 million RSF to 0.17 million RSF./li>
  • In Downtown, retail vacancy decreased from 0.14 million RSF to 0.13 million RSF./li>

New York Industrial Leases:

  • Total vacant Manhattan Industrial Space rose from 0.36 to 0.78 million RSF.
  • Midtown Vacancy increased from 0.16 million RSF to 0.56 million RSF.
  • Midtown South Vacancy rose from 0.16 to 0.18 million RSF.

Manhattan Office Rentals:

  • Havas North America rented 158,248 RSF at 350 Hudson Street.
    The global marketing and communications firm inked a seven-year lease.
  • Clear Channel Communications rented 121,000 RSF at 32 Sixth Avenue.
    The recently privatized communications firm inked a 15-year lease and consolidated its various Manhattan offices from 1133, 1180 and 1120 Sixth Avenue. The lease has a rate of $35 per square foot for the first five years, $39 per square foot for the next five years and $43 per square foot for the last five years.
  • E*Trade Financial Corporation rented 106,573 RSF at Harborside Financial Center Plaza 2 (Jersey City).
    The tenant signed a lease for 15 years and seven months. E*Trade had been subleasing 37,970 square feet in the 761,200-square-foot Class A building.
  • Avenue A/Razorfish rented 80,000 RSF at 1440 Broadway.
    The interactive advertising division of Seattle-based aQuantive took space formerly occupied by Google. The move is part of an effort to consolidate the firm's 300 New York City employees into a single office.
  • Labaton Sucharow & Rudoff LLP rented 70,480 RSF at 140 Broadway.
    The law firm inked a 15-year lease for the 23rd, 33rd and 34th floors. It will relocate its 120 employees from a smaller space at 100 Park Avenue by fall 2007.
  • Sullivan Papain Block McGrath & Cannavo PC rented 46,951 RSF at 120 Broadway.
    The personal injury law firm took space.
  • Major League Baseball Productions rented 44,000 RSF at 75 Ninth Ave (Chelsea Market).
    The tenant inked a lease extension.
  • NYU Hospitals Center rented 43,026 RSF at 673 First Avenue.
    The hospital inked a new 15-year lease for the part of the fourth floor it did not yet occupy, as well as the entire fifth floor of the 12-story, 425,000-square-foot property. The tenant now leases 65,720 square feet within the building and more than 230,000 square feet in the landlord's portfolio.
  • Clarins USA Inc. rented 37,925 RSF at 1 Park Avenue.
    The wholesale distributor of cosmetics and perfume products took space.
  • Dechert LLP rented 35,021 RSF at 30 Rockefeller Plaza.
    The international law firm inked a sublease for new space.
  • International Creative Management rented 30,000 RSF at 825 Eighth Avenue.
    The tenant is relocating from 40 West 57th Street.
  • Nortel Networks rented 27,250 RSF at 485 Lexington Avenue.
    The telecommunications equipment manufacturer signed a 10-year lease for the entire 18th floor, which will serve as its New York regional headquarters. As of early December, the 32-story, 926,122-square-foot property was 88 percent occupied.
  • Institutional Investor rented 26, 012 RSF at 230 Park Avenue South.
    The financial magazine took the entire 12th floor, which had an asking rent in the $40s per square foot range.
  • Dominion Bond Rating Service rented 25,146 RSF at 140 Broadway.
    The firm inked a lease with a term of 10 years and 10 months. It is relocating from 55 Broadway.
  • Nike rented 23,200 RSF at 28 West 23rd Street.
    The tenant's Converse subsidiary inked a deal for the entire top floor.
  • Blank Rome LLP rented 23,103 RSF at 405 Lexington Avenue.
    The law firm inked a sublease that runs through September 2013 for the 22nd floor.
  • Kohl-s Corp rented 23,000 RSF at 1359 Broadway.
  • Paradigm Talent & Literary Agency rented 22,500 RSF at 360 Park Ave South.
    The agency inked a sublease for new space.
  • Brown Harris Stevens rented 20,000 RSF at 445 Park Avenue.
    The brokerage inked a 15-year lease for the entire 11th floor, where asking rents are reportedly $75 per square foot. The firm is relocating its headquarters from an 11,000-square-foot space at 655 Madison Avenue.
  • The Urban Justice Center rented 20,000 RSF at 123 William Street.
    The nonprofit inked a deal at a reported asking rent of $32 per square foot in the 27-story property. It is relocating from 10,000 square feet in 666 Broadway.
  • Corporate Suites rented 19,200 RSF at 825 Third Avenue.
    The temporary office space provider inked a 15-year lease for the entire second floor of the 40-story building, where asking rents are reportedly $59 per square foot.
  • International Center rented 17,327 RSF at 50 West 23rd Street.
    The center signed a new lease.
  • Crew Cuts, Inc. rented 17,302 RSF at 28 West 44th Street.
  • Citrix Systems, Inc. rented 17,100 RSF at 11 Penn Plaza.
    The global application delivery and infrastructure firm inked a 10-year renewal and expansion lease for part of the 20th floor. Citrix is consolidating two New York City offices.
  • SAC Capital rented 16,786 RSF at 540 Madison Avenue.
    The hedge fund inked a lease for new space.
  • Gain Capital Group rented 16,100 RSF at 44 Wall Street.
    The financial services provider inked a sublease for part of the sixth floor and the entire seventh floor at a reported asking rent of $30 per square foot. The new lease brings the tenant's aggregate space in the building to 23,600 square feet. Mellon, which is merging with the Bank of New York, has recently been consolidating offices.
  • Hilton Hotels Corp. rented 15,590 RSF at 142 West 57th Street (Metropolitan Tower).
    The hotel firm inked a lease for space on the ground and second floors of the 78-story tower to house a sales and marketing office for its first Manhattan timeshare property, to be built nearby at 104 West 57th Street.
  • Goody-s Family Clothing rented 14,143 RSF at 1450 Broadway.
  • Imperial Capital, LLC rented 13,703 RSF at 485 Lexington Avenue.
    The Beverly Hills-based investment bank signed a 10-year lease for the entire 28th floor.
  • MFY Legal Services rented 13,300 RSF at 299 Broadway.
    The nonprofit law firm inked a lease extension.
  • The Henry Luce Foundation rented 12, 729 RSF at 51 Madison Avenue.
    The foundation, established by the co-founder and editor-in-chief of Time Inc., took space.
  • Major League Baseball Advanced Media rented 12, 514 RSF at 75 Ninth Avenue (Chelsea Market).
    The tenant inked a sublease for expansion space in the building.
  • Starz Media LLC rented 12, 394 RSF at 521 Fifth Avenue.
    The programming production and distribution company, which includes the Film Roman, Anchor Bay Entertainment and Manga Entertainment brands, signed a new seven-year lease for its New York headquarters. The space, located on the 19th floor of the 39-story, 459,566-square-foot property, includes a terrace.
  • Arvato rented 12,210 RSF at 1700 Broadway.
    The global media service provider for Bertelsmann AG inked a lease for new space.
  • Situsreal NY Inc. rented 12,064 RSF at One Madison Avenue.
    The consulting firm, which specializes in due diligence for real estate acquisitions and financing, signed a lease for part of the fifth floor. The 14-story, 1.2-million-square-foot tower is 99 percent leased and 95.5 percent occupied by Credit Suisse.
  • Fiori Design rented 12,000 RSF at 225 West 37th Street.
    The fashion design and manufacturing company inked a seven-year lease for space in the 17-story, 160,000-square-foot building where asking rents are reported to be $20 per square foot.
  • Leclair Ryan rented 11,768 RSF at 830 Third Avenue.
    The Virginia-based law firm signed a lease for new space.
  • Canaccord Adams rented 11,429 RSF at 535 Madison Avenue.
    The investment dealer signed a lease for new space.
  • Hudson Realty Capital LLC rented 10,952 RSF at 250 Park Ave South.
    The real estate finance company signed a lease for new space.
  • Whitney Museum of American Art rented 10,000 RSF at 75 Rockefeller Plaza.
    The museum signed a lease for new space.
  • NexCen Brands rented 10,000 RSF at 1330 Sixth Avenue.
    The parent company of The Athlete's Foot is relocating from Baltimore to New York and inked a lease at a reported asking rent of $83 to $87 per square foot.

New York Retail Leases:

  • Spotlight leases 22,809 SF at 1604 Broadway.
    The joint venture between Sutton and SL Green inked a deal with a partner in the Pure nightclub in Las Vegas. The new club, which is taking space formerly occupied by Noche, will span three high floors above the street level, as well as a penthouse aerie and possibly a rooftop level. The asking rent is a reported $2 million per year.
  • Apple Seeds leases 14,860 SF at 1115 Broadway.
    The children's play, activity and learning center inked a 10-year lease for space on the ground and mezzanine floors of the 12-story, 273,000-square-foot building. The space has an annual asking rent of $750,000.
  • David Barton Gym leases 10,000 SF at 50 West 23rd Street.
    The gym inked a 10-year lease.
  • Bo Concept leases 6,000 SF at 220 East 57th Street.
    The furniture store took space.
  • Providence leases 6,000 SF at 311 West 57th Street.
    The lease on the former Le Bar Bat space was assigned to the new tenant.
  • Taekwando Studio leases 5,011 SF at 700 Columbus Avenue.
    The martial arts studio inked a new lease.
  • Fig & Olive leases 5,000 SF at 416 West 13th Street.
    The Mediterranean restaurant inked a lease for ground-floor retail space in the 135,000-square-foot building where retail asking rents run from $85 to $100 per square foot. The lease has an initial term of 10 years and a five-year renewal option.
  • Jamali Fine Art leases 4,700 SF at 413 West Broadway.
    The artist inked a long-term lease for a space that comprises 2,500 square feet of ground-floor retail space and 2,200 square feet on a lower level. The asking rent was $250 per square foot.
  • Aerosoles Retail Holdings Inc. leases 4,400508 Broadway.
    Aerosoles took space for a new store.
  • Payless ShoeSource leases 4,000 SF at 40 West 14th Street.
    The footwear tenant inked a deal for space with 2,500 square feet on the ground floor and 1,500 square feet in the basement with a reported asking rent of $130 per square foot. This is their second New York City location.
  • Antiquorum Inc. leases 3,794 SF at 595 Madison Avenue (Fuller Building).
    The auction house specializing in time pieces signed a lease for space that will be used as an auction theatre.
  • California Closets leases 3,545 SF at 26 Varick Street.
    The home storage company signed a 10-year lease for retail space that encompasses a 1,700-square-foot ground floor, a 930-square-foot mezzanine and a 915-square-foot basement. The corner triplex has 83 feet of wraparound frontage.
  • Evisu leases 3,200 SF at 92 Greene Street.
    The Japanese fashion designer took space for its North American flagship store.
  • Kumon North America leases 2,700 SF at 700 Columbus Avenue.
    The after-school center took retail space.
  • Lumas leases 2,700 SF at 77 Wooster Street.

New York City Buildings Sold:

  • 80 Columbus Circle (Mandarin Oriental Hotel), a 248-room hotel, was sold to Istithmar for $340 million.
  • 1568 Broadway (Doubletree Guest Suites Times Square), a 43-story, 460-room hotel was sold to Sunstone Hotel Investors; Goldman-Sachs' Whitehall Street Global Real Estate Limited Partnership 2005; Highgate Holdings for $180.2 million.
  • 230 West 55th Street (La Premiere), a 31-story, 200,000 sf apartment building was sold to Harry Gross for $130 million.
  • 200 West 57th Street, (Rodin Studios), a 14-story, 120,000 sf office building, was sold to the Feil Organization for $126 million.
  • West 54th Street between Fifth and Sixth Avenue, a 17,602 sf vacant lot, was sold to Hines for $125million.
  • 420 East 80th Street (London House), a 12-story, 137,238 sf apartment building, was sold to Equity Residential for $62 million.
  • 420 Fifth Avenue, a 116,000 sf office condo, was sold to the Witkoff Organization for $58.5 million.
  • 700 Broadway, an 8-story, 100,000 sf office building, was sold to Lincoln Property Company for $53million.
  • Spring Creek Gardens (Brooklyn), a 582-unit housing complex, was sold to Arker and Domain companies for $18.3 million.
