New York City Market Overview:


Hot. Hot. Hot. As the temperatures rose, the market is heating up. Office and retail rents continue to steadily rose.
Office and Retail Rental Rates in Manhattan continue to increase as they have in the past 21 months, but the rate of increases is starting to decline.

Manhattan Midtown Office Class A Rental Rates

New York City New Construction:


Mayor Bloomberg released a two decade plus report on a greener greater New York Create housing by constructing decks over rail yards, rail lines and congested highways, cleanup of 7,600 acres of brownfields, adapt unused hospitals schools and other outdated municipal sites.
Meryl Lynch reported in talks for the new office tower where the Hotel Pennsylvania is now.
JP Morgan chase looking to build a 1.3 Million sf office building near group zero on the former deutsch bank building site.
Empire State building getting a $400 million renovation.

New York Office Leases:

  • Total Manhattan Office Class A vacancies decreased from 12.73 million RSF to 12.46 million RSF.
  • Total vacancy decreased from 21.74 million RSF to 21.58 million RSF.
  • Total Manhattan Office direct lease vacancy decreased from 18.57 million RSF to 18.56 million RSF.
  • Sublease vacancy decreased from 3.17 million RSF to 3.02 million RSF.
  • Total Manhattan Office Market vacancies decreased from 21.74 million RSF to 21.58 million RSF.
  • Midtown South Office vacancy rose from 3.91 million RSF to 3.98 million RSF.
  • Total Midtown Office vacancy decreased from 11.64 million RSF to 11.48 million RSF.
  • Total Manhattan Downtown vacancy decreased from 6.19 million RSF to 6.12 million RSF.
  • Total vacant Office Space in Midtown Manhattan in sublease space decreased from 2.024 to 1.885 million RSF.
  • Total vacant direct space decreased from 9.61 million RSF to 9.60 million RSF.
  • Midtown South Office direct lease vacancy rose from 3.40 million RSF to 3.50 million RSF.
  • Sublease vacancies decreased from 0.509 million RSF to 0.476 million RSF.
  • Total Downtown Manhattan Office vacancies decreased with direct lease space decreasing from 5.56 million to 5.46 million RSF.
  • Total vacant sublease space rose from 0.638 to 0.655 million RSF.

NYC Retail Leases:

  • Total available Manhattan Retail Space rose from 0.81 to 0.90 million RSF./li>
  • Midtown South Retail space vacancies rose from 0.54 to 0.65 million RSF./li>
  • Midtown vacancy decreased from 0.14 million RSF to 0.12 million RSF./li>
  • In Downtown, retail vacancy decreased from 0.14 million RSF to 0.13 million RSF./li>

New York Industrial Leases:

  • Total vacant Manhattan Industrial Space decreased from 0.75 million RSF to 0.70 million RSF.
  • Midtown Vacancy stayed at 0.55 million RSF.
  • Midtown South Vacancy decreased from 0.16 million RSF to 0.11 million RSF.

Manhattan Office Rentals:

  • Cravath Swaine & Moore leased 600,000 RSF at One Worldwide Plaza.
    The law firm signed a 15-year lease renewal worth $900 million, or $100 per square foot. The company had been paying $39 per square foot under its current lease, which expires in 2009.
  • Omnicom Group Inc. leased 348,000 RSF at 437 Madison Avenue.
    The new lease brings Omnicom's tenancy in the SL Green Portfolio to more than 650,000 square feet. Omnicom is also a tenant of SL Green at 220 East 42nd Street, where it leases 494,000 square feet; at 711 Third Avenue, where it leases approximately 100,000 square feet; and at 28 West 44th Street, where it leases 11,000 square feet. The property is a 31-story, Class A building and contains 926,122 square feet.
  • The United Nations leased 180,000 RSF at 305 East 46th Street.
    The U.N. is negotiating a deal for a 10-year lease at the Class B building to house about 700 employees while its Secretariat Building undergoes renovations. The reported rent was less than $50 per square foot.
  • Warburg Pincus leased 141,000 RSF at 450 Lexington Avenue.
    The private equity firm inked a lease for space on the 32nd through 36th floors of the building. It is relocating from 237 Park Avenue.
  • HQ Global Workplaces leased 35,091 RSF at 260 Madison Avenue.
    The outsourced workplaces provider took space.
  • Axinn, Veltrop & Harkrider LLP leased 34,143 RSF at 114 West 47th Street.
    The law firm signed an eight-year lease. The building is now 100 percent occupied.
  • Totes Isotoner leased 29,000 RSF at 420 Fifth Avenue.
    The marketer of weather-related accessories signed a 15-year expansion lease for office and showroom space on the fourth floor of the building, where the reported asking rent was $60 per square foot. The company currently occupies 14,000 square feet there.
  • Perry Ellis International Inc. leased 20,184 RSF at 42 West 39th Street.
    The fashion company signed a 10-year expansion and renewal lease for space with a reported asking rent of $34 per square foot. The company will now occupy a total of 48,858 square feet in the building.
  • Prager and Fenton leased 17,837 RSF at 675 Third Avenue.
    The accounting firm signed a 10-year renewal and expansion lease. It has been a tenant in the building for more than 20 years.
  • Crunch Fitness leased 16,500 RSF at 22 West 19th Street.
    The health club signed a 10-year lease for the entire fourth floor of the building, which will serve as its new headquarters and general offices. The reported asking rent was in the mid-$40s per square foot.
  • Withers Bergman LLP leased 16,400 RSF at 430 Park Avenue.
    The tax and commercial law firm signed an 11-year sublease for the entire ninth floor in the building. UniCredit is consolidating its operations.
  • Carr Business Systems Inc. leased 16,174 RSF at 112 West 34th Street.
    The office technology supplier and Xerox Corporation subsidiary signed a long-term lease for space on the sixth floor of the 26-story, 800,000-square-foot building.
  • NBBJ leased 15,917 RSF at 2 Rector Street.
    The architecture and design firm signed a 10-year lease for the entire 25th floor in the 444,300-square-foot Class A building. The company is relocating from its previous offices at 85 Fifth Avenue.
  • Z-Brand/Vicstar International leased 15,092 RSF at 42 West 39th Street.
    The fashion company signed an 11-year lease for space in the 18-story, 138,700-square-foot building. The reported asking rent was $38 per square foot.
  • Intermedia leased 14,631 RSF at 512 Seventh Avenue.
    The global research consulting firm took space.
  • Capgemini U.S. leased 14,035 RSF at 623 Fifth Avenue.
    The consulting and technology firm inked a lease for space on the 33rd floor in the building, where asking rents in recent leases were reportedly more than $100 per square foot.
  • Manhattan Media leased 13,200 RSF at 79 Madison Avenue.
    The New York-based community publisher subleased space from Schumacher in an expansion from its previous offices at 63 West 38th Street.
  • United of Omaha Life Insurance Company leased 13,027 RSF at 675 Third Avenue.
    The life insurance company signed a six-month lease extension.
  • Aragon Construction leased 12,213 RSF at 142 West 57th Street.
    The interior construction firm inked a lease for the entire ninth floor of the Class A building. It is relocating from 49 West 27th Street.
  • Asset Control Systems leased 11,393 RSF at 1450 Broadway.
    The international financial data management firm inked a lease for space in the 42-story building.
  • The Huffington Post leased 10,250 RSF at 560 Broadway.
    The news and commentary Web site signed a seven-year expansion lease for the third and fourth floors. The company had signed a 4,300-square-foot lease in 2005. Rents at the fully leased building were reportedly in the $45 to $50 per square foot range.
  • RJ O'Brien & Associates leased 10,000 RSF at 55 Broadway.
    The futures brokerage signed a lease for a full floor in the 32-story Class A building. The property is now more than 90 percent occupied.

New York Retail Leases:

  • Whole Foods Market leases 60,000 sf (24,900 square feet - ground floor and 35,100 square feet - lower level) at 808 Columbus Ave.
    As the anchor for a residential and retail development, the tenant will occupy 24,900 square feet on the ground floor and 35,100 square feet on the lower level.
  • Capitale leases 15,000 sf at 627 West 42nd St (The Atelier).
    Seth Greenberg signed a 10-year lease for ground-floor space that will house a branch of his luxury event space and catering facility.
  • BCBG Max Azria Group leases 14,39846 at 1 Fifth Ave.
    The fashion retailer inked a 10-year lease for its fifth New York store. The space is located on the ground, basement and second floors of the 18-story, 201,100-square-foot, Class A building.
  • Coldwater Creek leases 14,000 sf at 1172 Third Ave.
    The women's apparel company inked a 20-year lease for 9,200 square feet on the ground floor and 4,800 square feet in the basement. The reported rent was $300 per square foot.
  • Mitchell Gold + Bob Williams leases 12,000 sf at 210 Lafayette St.
    The furniture company inked a 10-year lease for 8,000 square feet on the ground floor and 4,000 square feet in the basement. Asking rents were reported to be $125 per square foot on the ground floor and $30 per square foot on the lower level.
  • Highline Ballroom leases 10,000 sf at 431 West 16th St.
    The tenant inked a 15-year lease for space with a reported asking rent of $30 per square foot for the initial years of the lease.
  • Gristedes Foods Inc. leases 7,500 sf at 90 Maiden Lane.
    The supermarket inked a 20-year lease for its first Downtown store.
  • Chipotle Mexican Grill leases 5,478 sf at 470 Park Ave S.
    Mexican eatery to open in mid-December
  • Mo's Restaurants subleases 5,000 sf at 345 Park Ave.
  • Muji leases 5,000 sf at 620 Eighth Ave (New York Times Building).
    The Japanese clothing and housewares retailer inked the first retail lease in the under-construction tower.
  • Ports 1961 leases 4,000 sf at 3 Ninth Ave.
    The apparel company inked a 10-year lease in the three-story property. The asking rent for the 1,500-square-foot ground floor was reportedly $250 per square foot.
  • Retreat, NYC leases 4,000 sf at 37 West 17th St.
    The high-end lounge inked a 10-year lease.
  • Brick House Electronics leases 4,000 sf.
    The electronic security products retailer inked a 10-year lease in the 25-story, 390,000-square-foot building, which is now 100 percent occupied.
  • Justin Timberlake leases 3,000 sf at 1460 Second Ave.
    The pop star's restaurant is expected to open by mid-April.
  • Canali USA leases 2,600 sf at 25 Broad St.
    The menswear designer inked a 10-year lease in the rental-to-condo conversion.
  • C & J Clark America leases 2,500 sf at 993 Third Ave.
    The parent company of British shoe store chain Clarks inked a 10-year lease for space with a reported asking rent of $300 per square foot. The new location is slated to open in July.
  • Beach Bum Tanning leases 2,300 sf at 132 East 23rd St.
    The tanning salon inked a 10-year lease for space on the second floor.
  • GameStop leases 2,200 sf at 543 Fulton St.

  • Osteria al Doge leases 2,000 sf at 120 West 44th St.
    The northern Italian restaurant took space.
  • FedEx Kinko's leases 2,000 sf at 207 West 125th St.
    FedEx Kinko's newest location has 70 feet of frontage.
  • Feel Beauty leases 2,000 sf at 543 Fulton St.
    The beauty and cosmetics retailer, which has six retail locations throughout the five boroughs, inked a lease for a new store.
  • Duane Reade leases 2,000 sf at 630 Third Ave.

  • FedEx Kinko's leases 2,000 sf at 1200 Third Ave.
    FedEx Kinko's newest location has 70 feet of frontage.
  • SKP Foods leases 1,000 sf (concourse level) at 210 West 50th St.
    The tenant, which will serve coffee and donuts to subway riders, inked a 10-year lease for lower-level concourse space.
  • Po Restaurant leases 1,000 sf at 276 Smith St (Brooklyn).
    The second location for the restaurant founded by Mario Batali and sold to Steve Crane was slated to open in March. The lease term is 10 years.

New York City Buildings Sold:

  • Midtown portfolio, 8 office buildings, 6.5 million SF total, was sold to Macklowe Properties for $7 billion.
  • 450 West 33rd Street, a 1.7 million SF office building, was sold to Broadway Partners for $700 million.
  • 14 Wall Street, a 1 million SF office building, was sold to John Zamir, Capstone Equities for $325 million.
  • Bruckner Plaza (The Bronx), a 386,000 SF shopping center, was sold to Vornado Realty Trust for $165 million.
  • Albee Square Mall (Brooklyn) with a 70-year ground lease was sold to Acadia Realty Trust and P/A Associates for $125 million.
  • 102-05 Ditmars Blvd (LaGuardia Airport Marriott Hotel) (Queens), a 438-room hotel, was sold to RLJ Development for $69 million.
  • 70 West 36th Street, a 156,532 SF office building, was sold for $61.5 million.
  • 247-259 West 54th Street, a 97,679 SF commercial building, was sold to Boston Properties, Madison Equities for $38.8 million.
  • Saint Mary's Hospital (Brooklyn), a two building, 270,000 SF complex, was sold to Mazel Precisions for $22 million.
  • 145 Spring Street, an 8-story, 13,625 SF mixed-use building, was sold for $13.3 million.
  • 415 East 57th Street (Sutton Tower), a 14-story, 13,000 SF mixed-use building, was sold for $10.5 million.
  • 1043 Madison Avenue, a 5-story, 6,750 SF mixed-use property, was sold for $10.3 million.
  • 111 East 22nd Street, a 4-story, 17,831 SF commercial building, was sold for $8.9 million.
  • 218 West 37th Street, a 7-story, 18,000 SF commercial. Building was sold for $8.1 million.
  • 14 East 95th Street, a 5-story, 5,750 SF townhouse, was sold for $7 million.
  • 63-69 West 131st Street, a Two 5-story apartment building, 33,560 SF total, was sold for $6.6 million.
  • 44 Trinity Place, a 7-story, 14,250 SF mixed-use building, was sold for $6 million.
  • 426 East 58th Street, a 5-story, 6,800 SF townhouse, was sold for $3.1 million.
