Rent Harlem Office Space

The borders of Harlem have been notoriously fluid, but nowadays the neighborhood is commonly defined as north of 125th Street, up to Washington Heights, which starts around 155th Street.

Harlem has sometimes had the reputation of being a notoriously high-crime area, and this is still true for some of the Northern parts. However, the Southern part has gone through a great revitalization, making it a vibrant area for new retail businesses. It is still a predominantly African-American Community, and many prospective African-American Tenants want to locate here. However, there is a small Jewish Community, and more and more Latino and Asian Immigrants are moving in because of the low rents combined with increased business activity in the area. In particular, 125th Street has become a successful retail strip, with lots of activity all through the day and night. The Apollo Theatre is located here, and The City College of New York, Mount Sinai Med School and Hospital, and various museums of Black History are all located in Harlem. It is a good area for retail clients with that particular demographic in mind, or businesses who need to be uptown for cheap.

Optimal Spaces' Managing Director got his start in Real Estate with buildings in Harlem, and still represents several clients in the selling and renting of property in Harlem. Transportation is easy, with four major lines running into Harlem and the 125th Street Metro North Stop. Notably, Bill Clinton makes his office in Harlem, and there are several state government agencies who use substantial Harlem Office Space.

Why is a Tenant Agent better at negotiating a lease?

We act as your 800-pound real estate gorilla having negotiated over a 1,000,000 square feet of leases in the past few years. We have complete access to all the available space listings.

We will show you the issues to consider most:
  • Some negotiable items include:
    • Free Rent.
    • Landlord's Work Contribution: Base Landlord Work
    • Lease Term
  • Options to renew and extend.
  • Escalations.
  • Security Deposit.

No Fee.

We charge "No fee" to the company looking to rent Office or Retail space. It is industry custom that the landlord pays the fee. If you go directly to the building, the managing agent will pocket the fee the landlord has budgeted.
