40 Rector Street is an 18-story Renaissance Revival office building located in the Financial District of Manhattan, New York City. It was completed in 1920 and designed by the architectural firm Warren & Wetmore. Originally known as the Barrett Building, 40 Rector Street was constructed with a large, three-story rusticated stone base featuring stone-enframed windows and circular windows on the second story, along with double-height round-arched openings and a main entrance flanked by Doric columns on West Street.

The building was originally L-shaped, wrapping around several old tenement buildings on Washington Street, which were intended to be removed to create a small park preserving light for the east façade. However, after 1951, an addition was built on the site of these tenements, with a new facade that included a plain tan brick surface and square-headed windows, creating a contrast with the original architectural style. In 2001, a new entrance was designed for this section, featuring a patterned grey facade on the ground floor.

When it opened, 40 Rector Street faced the Hudson River waterfront. The subsequent development of Battery Park City on landfill pushed the shoreline back several hundred feet beginning in the late 1960s, altering its riverside location. The original building displays detailed limestone and brickwork, including limestone quoins, brick piers, a stone entablature, and a copper cornice crowning the structure. Upper floors are characterized by a loggia with stone pilasters and black metal spandrel panels dividing the windows vertically.

In the 1970s, the building's status declined as it transitioned from a prestigious address to providing back office space for various city agencies. More recently, 40 Rector Street has seen revitalization through the presence of prominent public service organizations such as the Metropolitan College of New York, The China Institute, Big Brothers Big Sisters, the NAACP, and the Urban Justice Center, reflecting its continuing role in the community.
