Buildings for Sale:

  1. 261 Fifth Avenue entered special servicing after the owner, Feil, missed a $180 million loan payment. The 10-year-old loan is for the 26-story, 450,000-square-foot building, which is 82% leased with asking rents up to $71 per square foot. Feil claims to be negotiating an extension. The property generates enough cash to cover its debts.
  2. Vornado Realty Trust's 650 Madison Avenue is likely to be taken over by lenders, who are expected to sell the building quickly. The 595,000-square-foot office and retail building purchased in 2013 for $1.3 billion by a group including Vornado, defaulted on its mortgage last month.
  3. His Island Capital put the Lexington Hotel in Midtown East up for sale, with an eye on a price of approximately $275 million for the 725-key property.
  4. The Ohebshalom family faces foreclosure on their Midtown headquarters at 226 East 54th Street after allegedly defaulting on a $12.6 million mortgage. LBC2 Trust, affiliated with Stillwater Asset Management, filed suit, claiming the family failed to repay the loan at maturity despite three extensions. Approximately $10.1 million is still owed. Stillwater seeks a public auction if the debt is not repaid. The nine-story, 31,000-square-foot building houses Sky Management, Trooper Fitness, and FiftyFour NYC.


Buildings Sold:

  1. Mori Trust of Japan bought 38 stories of 35 Hudson Yards from Related Companies and Oxford Properties for $540 million. The sale includes 180,000 square feet of fully leased office space, a 73% leased retail section, fitness facilities, and the 212-room Equinox Hotel, but excludes the property's residential units.
  2. Flagstar sold $247 million in notes for 38 loans across 49 Croman properties containing 680 residential units to an affiliate of Bellwether Asset Management. Covers properties in various Manhattan neighborhoods. Centennial Bank financed Bellwether's purchase.
  3. The Durst Organization's sale of 205 East 42nd Street, an office building, to 601W Companies and David Werner Real Estate Investments. The price was $165 million. The building's major tenants include the City University of New York and Fedcap Rehabilitation Services.
  4. SL Green Realty brought two adjacent properties at 346 Madison Avenue and 11 East 44th Street for $160 million. The seller was Claudio Del Vecchio.
  5. Clarion Partners sold the Bryant Park office building at 114 West 41st Street for $133 million, a 53% discount to a group of firms including AM Management, Eyn Holding, and Axonic Capital, or $380 per square foot, for the 350,000-square-foot property.
  6. Empire Capital flips 381, 373 Park Avenue South from ATCO Properties for $104 million to Olmstead Properties. Empire Capital retained a small stake. 381 Park Avenue South is 244,000 sq ft and 373 Park Avenue South is 112,000 sq ft.
  7. Starwood Capital Group sold two commercial condominium units at 425 Westchester Avenue to EducationRE for $93.9 million. The 10-story, 150,000-square-foot building counts Zeta Charter School and the Jewish Child Care Association among its anchor tenants.
  8. $85 million for the 136,730-square-foot apartment building at 181 Front Street in Dumbo. The Carlyle Group sold the 105-unit property to an LLC tied to HUBB NYC Properties.
  9. Capstone Equities bought the 28&7 office building at 205 West 28th Street in Chelsea for $80.8 million. The sellers were GDS Development and Corem Property Group, which developed the 100,000-square-foot, fully leased office property.
  10. United Construction and Development bought the 104,000-square-foot building at 41-60 Main Street from Madison Realty Capital for $64.3 million or $618 per square foot.
  11. Tabak bought a 38,500-square-foot development site at 563 Sackett Street in Gowanus for $58.5 million or $1,520 per square foot from the Mazzei family. Tabak plans a 12-story, 350-unit residential building with 259,000 square feet, zoned for residential and commercial use. The site qualifies for the 421a tax abatement.
  12. The Woolworth Mansion, a townhouse on the Upper East Side at 4 East 80th Street, has found a buyer after being listed for $49.5 million.
  13. A sponsor unit at 50 West 66th Street sold for $44.9 million. The buyer was Pipedream 66 LLC. The nearly 7,000-square-foot pad has five bedrooms, five full bathrooms, and two half baths, or $6,400 per square foot.
  14. Renald Properties sold a seven-lot assemblage at the intersection of Myrtle and Wyckoff avenues for $37 million. The 71,000-square-foot site is in Ridgewood and comprises 21 retail businesses. The site allows for development up to 339,000 square feet. Half of that could be for residential use.
  15. Qatar's mission to the United Nations sold a five-story commercial building at 765 First Avenue for $33.3 million. The buyer was the Democratic Republic of Congo's mission to the U.N.
  16. Part of a mixed-use complex at 131-02 40th Road sold for $32 million. The seller was Jade Century Properties and the buyer was Tetra Enclosure.
  17. Steven Shi of Golden Stone Management bought the 100,000-square-foot lot at 245 Duffield Street with plans to develop condos on the site for $31 million.
  18. The Oved Group bought a retail property at 425 Seventh Avenue from United Pacific Development Corp. for $30 million. The three-story building has 4,400 square feet.
  19. A recycling center along Douglas Avenue and 175th Street sold for $28 million. The deal includes a 33,000-square-foot industrial property at 172-25 Douglas Avenue. The seller was an affiliate of American Recycling Management. The buyer was Waste Connections.
  20. The Metropolitan Museum of Art sold two connected townhouses at 6 and 8 East 82nd Street for $29 million. The 12,600-square-foot properties, totaling 41 feet wide, also include an elevator, garden, and 3,900 square feet of FAR. An LLC purchased them to create a single-family home.
  21. A former Century 21 store and parking garage spanning nearly 187,000 square feet at 423 88th Street sold for $28 million. The seller was the real estate arm of the Gindi family, which founded the discount retailer. The buyer was the Abed family.
  22. A triplex penthouse at 520 West 28th Street changed hands for $26.5 million. The seller was billionaire co-founder of Fortress Investment Group, Wesley Edens, and the buyer was Chelsea 520 West LLC. The unit has more than 6,600 square feet.
  23. Apex Investments paid $26.4 million for a five-story former school at 160 West 74th Street, the former home to Calhoun School's lower school. The seller was Bayrock Capital an had intended to convert it into a women's shelter.
  24. Community Access paid $25 million for a development site, currently a 27,000-square-foot parking lot, along River Avenue in Concourse. They plan to construct a nearly 300-unit mixed-use project. The lot's seller was an LLC managed by the Irgang Group.
  25. Blue 50 West 48S LLC paid just under $23.5 million on a sponsor unit at Extell Development Company's 50 West 66th Street. The unit has four bedrooms and 4.5 baths. Containing 3,500 square feet, or about $6,700 per square foot.
  26. Larry Ellison purchased two co-ops for $24 million at The Pierre, 795 5th Avenue. The seller was a trust tied to late Sumner Redstone and two other trusts tied to his daughter, Shari Redstone.
  27. 50 West 66th Street sold for $23.2 million. The buyer was Peaceful Streamlet LLC. The four-bedroom sponsor unit has 4.5 bathrooms. Spanning 3,400 square feet or about $6,800 per square foot.
  28. The Manhattan Children's Center purchased a commercial condo at 100 West 93rd Street for $23 million: the seller was 100 West 93 LLC.
  29. A three-bedroom condo at 111 West 57th Street was sold to Qi Zhou and Peiyun Liao for $21 million for a 4,200-square-foot pad.
  30. Two LLCs linked to Marie Pindus sold a six-story property at 2911 Brighton Fifth Street and another six-story property at 230 73rd Street for a total of $20 million. The buyer of the buildings, which have a combined 165 units, was Angelo Parlanti.
  31. A rental apartment complex at 233 Franklin Street traded for $20 million. The seller was an LLC tied to Diego Salazar; the buyer was an LLC tied to developer Jacob Fulop. The building has 20 apartments and measures about 27,000 square feet.
  32. A penthouse at 40 Fifth Avenue sold for $19 million. The seller was Randy Lerner. The buyer was a trust of Charles Sussman. The deal appears to have been off-market.
  33. 111 West 57th Street sold for $18.5 million. The buyer was MAGS 37 LLC, the asking price for the nearly 4,500-square-foot, three-bedroom unit.
  34. Guillaume and Anne Bebear bought a condo at 50 West 66th Street for $18.1 million. The 2800 SF unit has three bedrooms and 3.5 half baths or $6,500 per square foot.
  35. Hanshin Juken Co. purchased a mixed-use property at 212 Lafayette Street for just over $18 million. The seller was an LLC tied to Witnick Real Estate Partners.
  36. Fredricson Equities sold three properties for $17.1 million: an auto body shop at 5760 Broadway, a warehouse at 5790 Broadway, and a car wash at 3632 Kingsbridge Avenue. The buyer was SLA Capital & Realty LLC, tied to Leonid Yevdayev.
  37. An affiliate of Willowick Properties sold two apartment buildings at 205 and 207 Eighth Avenue for $16.6 million. The properties stand five stories tall and have 22 units.
  38. A townhouse at 48 East 81st Street sold for $16.8 million. The seller was an LLC tied to Shahab Karmely. The buyer was Demain C'est Loin, LLC. Spanning 7,400 square feet, has five bedrooms, seven bathrooms, two half baths, and two kitchens.
  39. A 20-unit, four-story multifamily property at 113 East 11th Street sold for $14.3 million. Haskell Real Estate (seller) traded the building to Bahram Hakakian's Allied Realty & Development (buyer).
  40. Richard Hadar and Mica Hadar paid $13 million on a 4,000-square-foot pad, sold by Kristin Kehrberg, at 1050 Fifth Avenue. Currently has three bedrooms and an office/library, priced at $3,300 per square foot.
  41. Jordan and Riva Kestenbaum sold a condo at The Beckford Tower at 301 East 80th Street for $12 million. The buyers were Benjamin Xiao and Tracy Kwan. The unit has five bedrooms and measures about 3,800 square feet.
  42. Helios Chamber Orchestra, LLC, sold a penthouse at 400 Park Avenue South for $12 million. The buyer was 400PAS, LLC. The full-floor unit has 4,000 square feet or about $3,000 per square foot, and a five-bedroom condo with 5.5 half baths.
  43. Jiny Prime Properties LLC acquired a sponsor unit at One High Line located at 500 West 18th Street. The new development unit, spanning 3,000 square feet with four bedrooms and four and a half baths, sold for $11.8 million or $3,900 per square foot.
  44. Maverick Real Estate Partners sold a townhouse at 217 West 20th Street for $11.6 million. The new owner is 217W20 CRG NY, LLC. The property has more than 9,000 square feet. It has six bedrooms, a garage, and an elevator.
  45. Norbil Trust Co. paid $10.4 million for an apartment building at 225 East 25th Street. The seller was an LLC affiliated with Lockhill Properties and owned 21 units.
  46. A 3,300-square-foot retail property, home to a Rite Aid pharmacy, at 33-01 30th Avenue, sold for $10 million. The seller was 3301 Properties LLC, the buyer was 3301 30th Avenue Realty LLC, managed by Gaven Leib.
  47. $9.6 million. The estate of Chris Mitrofanis sold a one-story commercial building at 57 Fourth Avenue for $9.6 million. The buyer was an LLC tied to CM & Associates. The lot spans about 3,000 square feet and is a development site.
  48. Heather Levine and Nathan Ajiashvili purchased a sponsor unit at 50 West 66th Street from Extell Development Company for $9.5 million. The four-bedroom, four-and-a-half-bath condo covers more than 3,200 square feet, equating to a price of $3,000 per square foot.
  49. A vacant, seven-story, 14,000-square-foot office building with ground-floor retail at 5 East 47th Street sold for $9.4 million. The buyer was Liberty Grand Central Realty LLC, tied to Victor D. Mejia; the seller was an LLC managed by David Berley.
