Related and Oxford Properties are exploring selling a portion of 35 Hudson Yards, potentially for $600 million. This includes office space (180,000 sq ft, fully leased to Equinox), retail (73% leased, including Soul Cycle), and the 212-room Equinox Hotel. This excludes the 143 residential units.Brookfield will acquire a 49% stake in 63 Madison Avenue from George Comfort and Sons, Jamestown, and Loeb Partners Realty, valuing the 860,000-square-foot building at approximately $400 million ($465 per square foot). The 15-story property is 76% leased, with American Eagle Outfitters recently signing a 337,000-square-foot lease.
Ivanhoe Cambridge and Caisse de Dépôt et Placement du Québec defaulted on their $359 million mortgage at 85 Broad Street, and the loan was transferred to special servicer CWCapital Asset Management
Mack lists the 31,000 SF retail portion of the Historic Brill Building that is 100% leased to CVS. The retail has eight signs wrapped around the building’s facade with a licensing agreement from Clear Channel.
SL Green seeks $300 million for Midtown, to move office, retail interests. 110 Greene Street in Soho and 690 Madison Avenue in Midtown. The pair of properties could fetch a combined $300 million. The 13-story, 295,000-square-foot building at 110 Greene Street has Avoro Capital and Balenciaga as retail tenants. Kering signed a lease for 7,000 square feet in 2022.

Rechler’s RXR signed a hard contract to acquire 590 Madison Avenue, putting down a $50 million deposit to buy the building for close to $1.1 billion. The deal is scheduled to close by July 30.An affiliate of Blackstone acquired a 46% interest in 1345 Avenue of the Americas. The building has a full capitalization of $1.4 billion. That’s a jump from late last year, when S&P Global appraised the property’s value at $896 million.
A company affiliated with Tishman Speyer acquired a 12-story office building at 148 Lafayette Street for $105.5 million. The seller was a company affiliated with EPIC.
Capstone Equities is set to acquire the 100,000-square-foot office building at 205 West 28th Street, that is fully leased, for $83 million from Corem Property Group and GDS Development Management.
