Buildings for Sale:
- Silverstein Properties and Metro Loft Management are selling their 55 Broad Street luxury multifamily building for over $500 million. The 30-story property features 571 units, 8,300 square feet of retail space, and a range of amenities. It is currently 76% occupied.
- Joel Wiener's affiliated entities are auctioning 93 NYC apartment buildings (5,100 units) due to bankruptcy, owing Flagstar Bank over $564 million—bid and auction dates of December 12 and January 8, 2026.
- SL Green stated the company is interested in acquiring the Chrysler Building "at the right price." The Chrysler Building itself saw its previous ground lease tenant, RFR, evicted for failing to pay rent.
- JPMorgan seeks to sell its Plaza District office building at 125 West 55th Street, also known as the Avenue of the Americas Plaza, for $270 million, roughly half its 2020 asking price. The 23-story building is currently half-empty, with its upper floors vacant.

Buildings Sold:
- Rithm Capital is acquiring Paramount Group for $1.6 billion. The deal includes Paramount's 13.1 million square feet of office assets in NYC and San Francisco.
- Norges Bank and Beacon Capital Partners have acquired 1177 Sixth Avenue for $571 million, or $571 per square foot, from Silverstein Properties and California State Teachers’ Retirement System. Norges Bank now has a 95% ownership stake and Beacon Capital Partners acquired a 5% stake and will manage the 47-story, 1 million-square-foot office building.
- RXR sold its preferred equity position in One East River Place, and One and Two Sutton Place North for $339.5 million to Josh Gotlib and Meyer Orbach’s GO Residential Real Estate Investment Trust.
- Charles Cohen is selling 3 East 54th Street, a 19-story, 300,000-square-foot office tower, for $188 million ($627 per square foot) to an unnamed buyer. Cohen owned a 63 percent stake in the building, which had an $85 million mortgage and was internally valued at $109 million.
- The Del Vecchio family has sold the Brooks Brothers development site, located at 346 Madison Avenue and 11 East 44th Street, for $160 million to SL Green. This site, currently home to a 122,600-square-foot building, has the potential to be redeveloped into an 800,000-square-foot office tower.
- Vornado Realty Trust’s $218 million purchase of 611 Fifth Avenue, also known as 623 Fifth Avenue, with one unit sold for $43 million, from Charles Cohen. The 36-story building is home to Saks Fifth Avenue and is 75 percent vacant.
- David Werner’s $105 million, all-cash acquisition of the office property at 440 Ninth Avenue was recorded. or $243 per square foot. The sellers were Taconic Investment Partners and Nuveen Real Estate, the 18-story, 411,000-square-foot building.
- A 15-story, mixed-use building at 2333 Broadway, also known as 250 West 85th Street, sold for $66 million. The seller was Heller Realty and the buyer was Benchmark Real Estate Group. The 112,000-square-foot property has 125 apartments.
- Aya Acquisitions took over the 165-key Cassa Hotel at 66 West 45th Street, which was in foreclosure, for $54.7 million. The former owner was HNA Group.
- Continuum Company sold a development site at 970 Franklin Avenue for $54.3 million to Isaac Schwartz. The site is approved for a 10-story building with 355 units, with 106 income-restricted units.
- Lay Assets sold a 105-unit complex at 2450 Ocean Avenue to Aurec Capital (Golden Arc) for $52.5 million. The seven-story, 95,000-square-foot building.
- Savanna is in contract to acquire the leasehold of 444 Madison Avenue for $50 million. Wells Fargo led the short-sale deal.
- Pontegadea, agreed to sell 366 Madison Avenue in Midtown Manhattan for $50 million. The Sioni Group is the buyer. The property is 85,000 square feet or $588 per square foot.
- Harry Macklowe bought 809 Madison Avenue for $49 million. The 1920s building will become ultra-luxury condos by Robert A.M. Stern and SLCE Architects, with units starting at over $20 million. Macklowe secured Landmarks Preservation Commission approval to expand the building with acquired air rights, creating large single-floor apartments and a penthouse. He is partnering with SK Development.
- Bonjour Capital sold a development site at 358 Broadway for $47.5 million. The purchaser was Rabsky Group.
- YS Developers paid $45 million for two parcels next to another development site. The seller in the most recent sale was an LLC tied to Continuum Company. The parcels, at 962 and 972 Franklin Avenues, are next to 960 Franklin Avenue, where Schwartz filed plans to build a 300-unit condominium project.
- RXR sold the Standard Motors Product Building 37-18 Northern Boulevard for $42.8 million to Pearl Realty Management The 300,000-square-foot office building sale is about $140 per square foot.
- Pamera North America acquired 640 Broadway from Acadia Realty Trust for $49.5 million. The nine-story, 41,000-square-foot mixed-use property features 21 loft-style residences and 4,000 square feet of retail space.
- 12-story, office-and-retail property at 625 Broadway sold for $41.5 million. The seller was ASB Real Estate Investments. The buyer was the Jackson Group.
- William Lauder sold his 998 Fifth Avenue apartment for $37.5 million. The buyer is Evan Cheng, in an apparent off-market deal.
- A four-bedroom, full-floor unit at 825 Fifth Avenue sold to a trust for $33.6 million. The sellers were David and Jennifer Fischer. The co-op has three terraces, and Central Park views.
- Bowery Residents’ Committee paid $33.1 million to purchase three apartment complexes at 1097 and 1177 Walton Avenue and 1245 Findlay Avenue. The seller was the Neighborhood Renewal Housing Development Fund Corp. The three buildings have 187 units combined.
- A full-floor 6,500-square-foot penthouse condo at 109 East 79th Street, sold for $33 million or about $5,000 per square foot to Pixiedust LLC. The seller was Limestone Portfolio S.A.
- An apartment complex at 151 Kent Avenue sold for $30.5 million. The seller was an affiliate of DLJ Real Estate Capital Partners and the buyer was an LLC. The three-story building has 50 apartments.
- 229 West 43rd Street sold for under $28 million. The property was home to Gulliver’s Gate and National Geographic. The Kushners, who lost the property to foreclosure last year after paying $295 million. The buyer took over the property from the lender and plans to redevelop the property, which is about 35% occupied.
- A mansion at 127 East 73rd Street sold for $26.3 million. The sellers were Thomas Montag and Janet Montag. The renovated 10,000 property was built in 1904 by Stanford White. It has six bedrooms, five bathrooms, The new owner is an LLC.
- Two adjacent, five-story walk-ups with ground-floor retail in Greenwich Village sold for $24.9 million. An affiliate of Penn South Capital was the seller of the buildings at 18 and 20 East 13th Street. The properties have 16 apartments combined. The buyers were JP Real Estate Group Limited and DBA JP Real Estate Group USA.
- Martin Cohen, and Michele Cohen sold a neo-Federal townhouse at 16 East 64th Street for $21 million. The buyer Rosehill Investors VI LLC.
- An affiliate of HUBB NYC Properties paid $20.3 million for an apartment building at 254 Water Street. The seller was City Urban Realty. The building contains 28,400 square feet and stands five stories tall. It has 26 apartments.
- Arthur Leeds Associates sold the nine adjacent properties, which sit along East 151st Street, East 152nd Street and Wales Avenue, for $19.6 million. The buyer was RJ Block Properties.
- Robert Lourie bought a unit at 200 Amsterdam Avenue for $19.6 million. The four-bedroom residence spans about 4,700 square feet or $4,200 per square foot.
