Constructed between 1912 and 1916 for AT&T after its acquisition of Western Union, this 29-story, 422-foot-tall (129 m) Beaux-Arts skyscraper was designed to comply with the 1916 Zoning Resolution. The 195 Broadway Corporation acquired adjacent plots preemptively, including the Mail and Express Building (1916) and 205 Broadway (1916), to ensure zoning compliance and integrate subway access via agreements with the Interborough Rapid Transit Company (IRT). Original entrances to the Fulton Street subway station opened in 1916.

Expansions and Challenges

Architect William Welles Bosworth planned three 27-story annexes post-construction, delayed by World War I material shortages and property holdouts. After acquiring the New York Law School site (1918), a smaller corner addition at Broadway/Fulton Street was approved in 1919 despite initial zoning conflicts. Completed in 1922, this expansion included retail space for Benedict Brothers Jewelers, resolving a longstanding holdout dispute.
