The Apthorp, located at 2211-2219 Broadway on Manhattan's Upper West Side, is a renowned condominium building. Designed by Clinton & Russell in the Italian Renaissance Revival style, it was built between 1905 and 1908 for William Waldorf Astor. The building occupies the full block between Broadway, West End Avenue, and West 78th and 79th Streets.

Originally constructed as a residential hotel, The Apthorp was named after the Apthorp Farm, which once occupied the site. It features a limestone facade divided into three horizontal sections, with monumental arched courtyard entrances flanked by paired Corinthian pilasters. The building was designated a New York City landmark and is listed on the National Register of Historic Places.

The Apthorp initially had 104 apartments, mostly duplexes with large rooms and high ceilings. Over time, some units were combined, increasing the total to 165 by the 1940s. The building changed ownership several times, with significant renovations and conversions into condominiums in the late 20th and early 21st centuries.

Today, The Apthorp is celebrated for its opulent interiors and historic architecture, making it one of Manhattan's most prestigious residential addresses.

  • May not get the best terms or uncover hidden costs.
Why Use a Tenant Broker: Your Advocate in Commercial Real Estate
1. The Crucial Distinction: Whose Side Are They On?
Landlord Rep (Listing Agent) — Fiduciary Duty: Landlord. Highest rent, best terms for landlord.
Tenant Rep (Tenant Broker) — Fiduciary Duty: Tenant Only. Lowest rent, best terms for tenant. Levels the playing field.
2. It Almost Always Costs You Nothing
3. Access to “Hidden” Inventory
4. Negotiating Beyond Base Rent
Landlord pays the broker fee — free expert representation for the tenant.
Access to hidden inventory: off-market listings, subleases, and future availabilities via broker databases and networks.
Negotiating beyond base rent: free rent, TI allowance, OPEX caps, and lease flexibility for renewal or expansion.
5. Time Savings & Process Management
6. Mitigating Risk (the “Gotchas”)
Tenant broker handles searching, scheduling, and RFPs — your outsourced real estate department with curated options and timeline management.
Mitigating risk: spotting pitfalls in LOI and lease such as restoration clauses and holdover penalties.
Summary: Don’t rely on the landlord’s agent. A tenant broker is your advocate, provides better data, negotiates a complete package, and typically costs you nothing.
