2380-2398 Broadway, located on Manhattan's Upper West Side, has a rich history dating back to the early 20th century. Initially, the area consisted of buildings owned by Anna E. M. de Montsaulnin. By 1906, Oscar F. Banse, an attorney and notary public, had his office above 2396 Broadway, while George G. Rockwood's photography studio, "Rockwood Jr.," was at 2388 Broadway. The ground floor tenants during the 1920s reflected the residential nature of the neighborhood, including the Sheffield Farm Dairy store and the American Beauty Tea Room.

The building underwent significant renovations in 1934 by architect J. Charles Hankinson, which consolidated the shops into five and combined the second-floor offices into larger spaces. During the mid-20th century, the second floor housed Louis B. Becker's optometrist office, later taken over by Meyer Epstein in 1968. The Suzy Prudden Studios, which specialized in aerobics for young children, operated at 2390 Broadway in 1972.

The original building was eventually demolished and replaced. The current structure at 2380-2398 Broadway, known as The Montana, was built in 1984 and serves as a residential building with 156 units.

Why Use a Tenant Broker: Your Advocate in Commercial Real Estate
1. The Crucial Distinction: Whose Side Are They On?
Landlord Rep (Listing Agent) — Fiduciary Duty: Landlord. Highest rent, best terms for landlord.
Tenant Rep (Tenant Broker) — Fiduciary Duty: Tenant Only. Lowest rent, best terms for tenant. Levels the playing field.
2. It Almost Always Costs You Nothing
3. Access to “Hidden” Inventory
4. Negotiating Beyond Base Rent
Landlord pays the broker fee — free expert representation for the tenant.
Access to hidden inventory: off-market listings, subleases, and future availabilities via broker databases and networks.
Negotiating beyond base rent: free rent, TI allowance, OPEX caps, and lease flexibility for renewal or expansion.
5. Time Savings & Process Management
6. Mitigating Risk (the “Gotchas”)
Tenant broker handles searching, scheduling, and RFPs — your outsourced real estate department with curated options and timeline management.
Mitigating risk: spotting pitfalls in LOI and lease such as restoration clauses and holdover penalties.
Summary: Don’t rely on the landlord’s agent. A tenant broker is your advocate, provides better data, negotiates a complete package, and typically costs you nothing.
