In 1928, the New York Skin and Cancer Hospital attempted to purchase the building but failed due to insufficient funds. The site changed hands several times, with plans for a cancer center and a military hospital also falling through. In 1945, the building was sold again, and architect Arthur Weiser designed it to be converted into an upscale apartment building.

Riverside Towers Corporation finalized the conversion plan, and the building was completed in 1947 as an upscale cooperative apartment building known as Riverside Towers. Notable residents have included Hugo Gernsback and Herbert Biberman. Today, the building is part of the West End-Collegiate Historic District Extension and features a mix of Renaissance Revival architectural styles.
