History of 110 East 42nd Street, Manhattan, NYC

110 East 42nd Street, also known as the Bowery Savings Bank Building, is an 18-story office building located in Midtown Manhattan, just across from Grand Central Terminal. It was designed in the Italian Romanesque Revival style by the architecture firm York and Sawyer, with William Louis Ayres as the partner in charge. The building stands on the site of the former Grand Union Hotel, which was demolished in 1916.

Construction of 110 East 42nd Street began in 1921 and was completed in 1923. An addition, known as "The Chapel," was added between 1931 and 1933, designed to match the original Romanesque style. The building’s facade and its banking hall interior were designated New York City landmarks in 1996.

The building was originally constructed as a new branch for the Bowery Savings Bank, which was relocating its headquarters uptown from its original Bowery location. This move reflected the shift of New York City's commercial center to Midtown Manhattan during the early 20th century. The building was part of the "Terminal City" development above the underground tracks of Grand Central Terminal, taking advantage of air rights above the railway.

The ground floor banking hall is an imposing space, measuring approximately 80 by 197.5 feet with a 65-foot-high ceiling. Its design evokes a Renaissance basilica, richly adorned with marble, limestone, sandstone, and bronze elements. Architectural details include a large Romanesque archway entrance and multiple vertical bays divided by piers on the facade. The "Chapel" annex, attached to the banking hall, features Renaissance-inspired structure with Art Deco stylistic elements.

In 1998, the building was sold to SL Green, and the banking hall was repurposed as an upscale event space operated by Cipriani. Despite changes to the interior use, the upper floors continue to serve as office spaces. The building remains a significant architectural and historic landmark, symbolizing the economic growth and ambition of New York City in the 1920s era.

Why Use a Tenant Broker: Your Advocate in Commercial Real Estate
1. The Crucial Distinction: Whose Side Are They On?
Landlord Rep (Listing Agent) — Fiduciary Duty: Landlord. Highest rent, best terms for landlord.
Tenant Rep (Tenant Broker) — Fiduciary Duty: Tenant Only. Lowest rent, best terms for tenant. Levels the playing field.
2. It Almost Always Costs You Nothing
3. Access to “Hidden” Inventory
4. Negotiating Beyond Base Rent
Landlord pays the broker fee — free expert representation for the tenant.
Access to hidden inventory: off-market listings, subleases, and future availabilities via broker databases and networks.
Negotiating beyond base rent: free rent, TI allowance, OPEX caps, and lease flexibility for renewal or expansion.
5. Time Savings & Process Management
6. Mitigating Risk (the “Gotchas”)
Tenant broker handles searching, scheduling, and RFPs — your outsourced real estate department with curated options and timeline management.
Mitigating risk: spotting pitfalls in LOI and lease such as restoration clauses and holdover penalties.
Summary: Don’t rely on the landlord’s agent. A tenant broker is your advocate, provides better data, negotiates a complete package, and typically costs you nothing.
