Early tenants included the furrier supplies firm Weisman & Burger, Palmer Bros. boat manufacturers, Crown Perfumery Co., and the Utility Import & Export Co., which marketed vacuum cleaners. The top floor studios attracted notable occupants such as architect E. G. W. Dietrich, sculptor Victor David Brenner, and the Parsonian Art School.

Throughout the 1910s and 1920s, the building accommodated a diverse array of businesses including silks and satin converters, bookstores linked with Columbia University Press, photo reproduction companies, and commercial lighting manufacturers. Post-World War I, the building continued to serve commercial tenants such as floor covering and furniture importers, furrier supply firms, and trucking companies.
