711 Seventh Avenue, situated in the Times Square neighborhood of Midtown Manhattan, is a 32-story hotel tower under construction, slated for completion in December 2025. The building is designed by Gene Kaufman Architect and developed through a joint venture involving Flintlock Construction Services and Atlas Hospitality under 711 Seventh Hotel Associates LLC.

The tower rises approximately 343 feet and will accommodate 400 guest rooms operating under IHG Hotel & Resorts' VOCO brand. The structure occupies an L-shaped parcel with frontage along both Seventh Avenue and West 48th Street, replacing several former low-rise buildings that were part of what was once known as Music Row.

Architecturally, 711 Seventh Avenue features a modern façade composed of floor-to-ceiling glass panels with beige mullions on its northern and western elevations, which also include balconies and terrace spaces at upper levels. The building's design incorporates two blank lot line walls clad with gray EIFS paneling, enclosing the structure around a low-rise holdout at the corner of the block. At street level, the podium hosts two storefronts with tall windows, and above it, a large billboard faces west toward Times Square.

The reinforced concrete superstructure of the building has steadily progressed since early 2024, with the glass curtain wall installation advancing rapidly. Construction financing was provided through a $120 million loan brokered by Beach Point Capital Management.

711 Seventh Avenue is well-situated within Times Square, with nearby subway access including the N, R, and W lines at the 49th Street station on Seventh Avenue and the 1 train at the 50th Street station on Broadway, enhancing its accessibility for visitors and guests.

Why Use a Tenant Broker: Your Advocate in Commercial Real Estate
1. The Crucial Distinction: Whose Side Are They On?
Landlord Rep (Listing Agent) — Fiduciary Duty: Landlord. Highest rent, best terms for landlord.
Tenant Rep (Tenant Broker) — Fiduciary Duty: Tenant Only. Lowest rent, best terms for tenant. Levels the playing field.
2. It Almost Always Costs You Nothing
3. Access to “Hidden” Inventory
4. Negotiating Beyond Base Rent
Landlord pays the broker fee — free expert representation for the tenant.
Access to hidden inventory: off-market listings, subleases, and future availabilities via broker databases and networks.
Negotiating beyond base rent: free rent, TI allowance, OPEX caps, and lease flexibility for renewal or expansion.
5. Time Savings & Process Management
6. Mitigating Risk (the “Gotchas”)
Tenant broker handles searching, scheduling, and RFPs — your outsourced real estate department with curated options and timeline management.
Mitigating risk: spotting pitfalls in LOI and lease such as restoration clauses and holdover penalties.
Summary: Don’t rely on the landlord’s agent. A tenant broker is your advocate, provides better data, negotiates a complete package, and typically costs you nothing.
