Buildings for Sale:

  1. Rithm Capital is seeking a joint venture partner for the 1.75 million-square-foot office tower at 1301 Sixth Avenue, with a deal that would value the 45-story building at $1.4 billion.
  2. Kushner Companies and RFR's four-building portfolio, known as Dumbo Heights, is back in special servicing, facing a $480 million mortgage and other debt maturing in six months. The portfolio's vacancy rate rose from 16 percent to 28 percent last year, and its net operating income dropped from $30 million to $20 million over the previous five years.
  3. SL Green is seeking $360 million for 1350 Sixth Avenue, which includes a 600,000-square-foot building.
  4. An entity connected to Top Rock Holdings, planning an office-to-residential project at 609 Fifth Avenue, filed for Chapter 11 bankruptcy. The developer owes $71.8 million in senior debt.   8. The Hotel Carter in Times Square, a vacant and deteriorated property at 250 West 43rd Street, is set to be auctioned by the Manhattan sheriff's office on May 6. The property's owners, brothers Meyer and Joseph Chetrit, are facing a civil lawsuit from the city for failing to maintain the hotel, which resulted in more than 155 violations.

  1. GO Residential REIT is expanding with two new acquisitions in Manhattan and Brooklyn, totaling $440 million. The residential and retail components of 7 Dey Street in the Financial District for $222.6 million, and an 81% managing interest in 409 Eastern Parkway in Crown Heights for $217 million.
  2. An entity linked to Shmuel A. Serle purchased the 292,000-square-foot facility at 4915 Tenth Avenue for $161.5 million from an entity tied to Daryl Hagler. The site is home to the Maimonides Midwood Community Hospital, a 134-bed adult medical-surgical facility. The transaction reflects a valuation of approximately $553 per square foot.
  3. Amstar Group bought the 33-story, 225-unit Henry Hall rental property at 515 West 38th Street for $129 million from a Shorenstein Investment Advisers and Dreamscape Companies joint venture. The property has a 421a tax abatement until 2039.
  4. Centers Healthcare sold 170 Buffalo Avenue in Brooklyn, 1010 Underhill Avenue in the Bronx, 13-11 Virginia Street in Queens, and 1540 Tomlinson Avenue, also in the Bronx, for a combined $126.4 million. The records are part of a larger deal valued at $1.7 billion. The buyer is Chuny Herzka's Emerald Group.
  5. Shorenstein Investment Advisers and Dreamscape Cos. closed on the sale of Henry Wall at 509 West 38th Street for $129 million. The buyer was Amstar Group. The building has 226 units.
  6. Bogopa paid $101.1 million to buy the at 42-02 Northern Boulevard in Queens. The deal for the 75,000-square-foot space works out to $1,348 per square foot. The seller was an affiliate of Gould Investors.
  7. 207 W 96th St & 204 W 97th St in Manhattan: Church Properties sold for $96 million. The Buyer was Rockefeller Group, and the Seller was the Roman Catholic Church (Archdiocese of New York).
  8. Eenhoorn acquired the 62-unit condo development at 1 Park Row from an entity tied to Circle F Capital for $93 million.
  9. 681 Fifth Avenue was sold to the lender, Wells Fargo, for $100,000 at a foreclosure auction.
  10. Camber Property Group sold an eight-building portfolio of affordable housing units located in Prospect Park, Brooklyn, for $79.9 million. The buyer was an affiliate of Star Realty Corporation. The assemblage contains 387 fully occupied affordable housing units, or $206,000 per unit.
  11. Marx Development Group affiliate sold the Union Plaza Care Center at 33-23 Union Street to Joel Leifer for $75 million. The 146,000-square-foot, nine-story facility serves as a skilled nursing and rehabilitation center with 240 beds or about $514 per square foot.
  12. Generation Essentials Group bought the 151-key Tribeca Hilton Garden Inn at 39 Sixth Avenue from KSL Capital-backed Hersha Hospitality for $69 million. Renamed AMTD Idea Tribeca Hotel, the buyer plans to convert the property into the "world's first Art Newspaper House."

  19. The Kaufman Organization and AXA Financial sold the 137,000-square-foot office building at 40 West 25th Street to Kaufman Investments and Two Sigma Real Estate for $52 million, or $380 per square foot.
  20. An entity tied to the Kaufman Organization and Two Sigma Real Estate acquired the 12-story office building at 40 West 25th Street in Flatiron for $51 million. The building is a 12-story, mid-block office asset.
  21. Settlement Housing Fund and Jonathan Rose Companies acquired The Caroline at 210 Sherman Avenue from Related Companies for $50.6 million. The complex consists of 126 residential units and ground-floor retail space.
  22. CIM Group sold 88 University Place for $46 Million to an LLC tied to Acram Group.

  27. Oleg Cassini's former townhouse at 15 East 63rd Street sold for an approved offer of $34.5 million.
  28. A Bank of America branch at 166 Berry Street, also known as 103 North Fourth Street, the 6,200-square-foot, one-story store sold for $33.5 million. The seller was an LLC affiliated with Wharton Properties, and the buyer was an LLC affiliated with Efficiency Capital Advisors.
  29. A 34,000-square-foot multifamily building at 43 White Street for $32 million. The building has 17 apartments: the seller is an affiliate of Benchmark Real Estate Group. The buyer was an LLC tied to Slate Property Group.
  30. Zeta Charter Schools purchased the development site at 261 Walton Avenue for $29.7 million from a Knickpoint Ventures affiliate. The 25,000-square-foot lot has about 181,000 buildable square feet or $164 per buildable square foot.

  33. La Quinta Inn & Suites by Wyndham hotel at 9-02 38th Avenue sold for $26.6 million. The 13-story property spans more than 44,000 square feet. The seller was an LLC tied to Steven Mandel, and the buyer was an LLC linked to Hardik Patel.
  34. WEIV LLC purchased a 4,500-square-foot condominium at 157 West 57th Street (One57) for $26 million or $5,800 per square foot, from the seller, 157-65 LLC. Unit 18N.
  35. Nuo Xu and Jian Shen bought up a sponsor unit at Extell Development Company's 217 West 57th Street for just under $24 million. The four-bedroom pad spans about 4,300 square feet, or $4,600 per square foot.
