Higgins, a carpet merchant and real estate developer. Initially, it housed companies such as Calhoun, Robbins & Co., importers of fancy dry goods and small wares.

Despite structural changes over the years, the building's original marble façade remains largely intact, although some decorative elements like the Corinthian capitals have been lost.
