Office:
Midtown captured five of the largest office leases, accounting for nearly 45% of all leasing demand, with leasing volume rising to 1.6 million square feet. Manhattan tenants leased 3.6 million square feet of office space. Sublet inventory shrank to 10.5 million square feet. It's at its lowest level since 2019.

Retail:
Strong demand exists for top retail locations. The largest retail leases were gyms, restaurants, and fashion.

Sales:
Development sites are active both for Class A office and High-end condominiums. Strong demand exists for office building conversions to residential.

Office:

  1. Midtown captured five of the largest office leases, accounting for nearly 45% of all leasing demand, with leasing volume rising to 1.6 million square feet. Manhattan tenants leased 3.6 million square feet of office space. Sublet inventory shrank to 10.5 million square feet, its lowest level since 2019.
  2. Cleary Gottlieb Steen & Hamilton signed a lease for 475,000 square feet at One Liberty Plaza.
  3. Property & Building Corp. (PBC) signed a 120,000-square-foot lease with the law firm Baker McKenzie at 10 Bryant Park.
  4. Versant expanded its lease at 229 West 43rd Street, adding 85,000 square feet.
  5. HDR Engineering signed a lease for 74,000 square feet across three floors at Feil Organization's 7 Penn Plaza.
  6. The Michael J. Fox Foundation is relocating and downsizing its headquarters to 530 Fifth Avenue, where it will rent 69,000 square feet.
  7. Adyen leased 90,000 sf at 111 Fifth Avenue.
  8. Steve Madden leased 60,000 sf at 501 Seventh Avenue.
  9. Robin Hood leased 53,000 sf at 841 Broadway.
  10. Adaptive Security leased 51,000 sf at 120 Broadway.
  11. Apollo Global Management leased 50,000 sf at 590 Madison Avenue.
  12. Robinson+Cole leased 48,000 sf at 100 Park Avenue.
  13. Groombridge Wu Baughman & Stone leased 43,000 sf at 1185 Sixth Avenue.
  14. Marex leased 40,000 sf at 560 Lexington Avenue.
  15. Dandy leased 37,000 sf at 22 Cortlandt Street.
  16. Withers leased 33,000 sf at 30 Rockefeller Plaza.


Retail:

  1. Chelsea Piers Fitness signed a 76,000-square-foot lease for a five-story facility at 250 Water Street in the Seaport District.
  2. Life Time signed a 71,000 sf lease at 83 Wythe Avenue.
  3. Bar des Prés signed a 22,000 sf lease at 345 Park Avenue.
  4. Aritzia signed a lease for 16,000 sf at 10 Columbus Circle.
  5. Urban Outfitters signed a lease for 15,300 sf at 575 Fifth Avenue.
  6. Avocado Green Mattress signed a lease for 12,000 sf at 942 Third Avenue.
  7. Lady Delilah signed a lease for 10,000 sf at 351 West 14th Street.
  8. Olio e Più signed a lease for 5,000 sf at 106 Third Avenue.
  9. Pandora signed a lease for 4,100 sf at 3 Times Square.
