Buildings for Sale:

  1. Reading International is listing 1001 Third Avenue, home to the Cinema 123 by Angelika, for sale with a target of $50 million. The site is being marketed for various redevelopment options, including flagship retail, residential, commercial or a hotel. The property could allow for up to 79,000 square feet of redevelopment with a potential increase of 16,000 square feet through affordable housing bonuses.
  2. Nelson Management and JPMorgan are seeking to sell their 19-story, 256-unit Two Bridges rental building for over $180 million, marketing it as a tax-protected investment due to its 30-year Article XI abatement. The unit mix is composed of half free-market units, 37% covered by a Section 8 agreement and 13% that are below-market. This is the owners' second attempt to sell the property after an initial attempt in 2024, eyeing $175 million, failed due to the building's complicated regulatory agreement.
  3. Mark Epstein listed the 60,000-square-foot office building at 515 Greenwich Street in Hudson Square, which is fully occupied asking $75 million. Zoning permits development of up to 151,000 square feet more than double the current size, allowing for a possible residential conversion.
  4. Rialto Capital Advisors is looking to sell the 155-key Distrikt Hotel at 342 West 40th Street. The special servicer of the previous owner's debt is hoping to sell the property by the end of the third quarter.

  1. 25-10 Road, Queens: Part of $450 million Multifamily Portfolio Price; Buyer: Summit Properties (from Joel Weiner's portfolio) Seller: Joel Weiner Asset: 114,000-sq-ft, 6-story building with 120 apartments.
  2. Sovereign Partners is in contract to buy the 40-story office building at 575 Fifth Avenue for approximately $380 million. The property was previously owned by Beacon Capital Partners and MetLife. The current deal includes both the 500,000-square-foot office condominium and the 40,000-square-foot retail condo.
  3. Amir Kabir Foundation took over the 36-story building as part of a settlement. The settlement includes the dissolution of the building's former ownership partnership and mandates a $318 million distribution to victims of terrorist attacks linked to Iran.
  4. Igal Namdar's Namdar Realty Group is in contract to buy the 540,000-square-foot office building at 250 West 57th Street from Empire State Realty Trust for approximately $280 million. The building is 84% leased, with T.J. Maxx anchoring the retail portion under a lease until 2041.
  5. A nursing home at 1160 Teller Avenue, sold for $102.5 million. The 13-story property spans more than 214,000 square feet. Emerald Group is purchasing the Centers Healthcare portfolio as part of a $1.7 billion deal.
