Buildings for Sale:
- Maefield Development's commercial mortgage-backed securities (CMBS) loan for 20 Times Square's 99-year ground lease was transferred to special servicing after the borrower missed the maturity date. The property includes the Edition by Marriott hotel and is struggling with a largely vacant retail space.
- Flagg Family Capital, the firm owned by Josh Flagg's family, is looking to sell its recently renovated retail property at 170 Mercer Street in Soho for just under $12 million. The property, which was renovated into a two-story space with high ceilings, is fully leased to the fashion house Magda Butrym under a 10-year agreement with built-in 3% annual rent escalations.
- The $150 million mortgage on the 979 Third Avenue Decoration & Design Building was transferred to special servicing upon maturity on May 6th. Cohen Brothers Realty is actively working with the lender to refinance the debt. The property has dwindling occupancy and a ground lease with annual payments set to nearly double over the next 12 years.
- A $160 million loan on the 685 Fifth Avenue retail condo was transferred to special servicing. The concern is for imminent default. The loan matures in July 2028. Coach will not renew its lease, which is slated to expire in April 2027. Leases for other tenants (Stuart Weitzman and DJI Hasselblad) also expire by that time.
- A pre-foreclosure suit was filed against the Parkoff Organization for the office building at 110 East 55th Street by an entity tied to JT Magen, which holds the mortgage and claims the owner defaulted, owing $40.6 million in principal and interest. The 73,000-square-foot building is considered one of the final properties needed for Extell's development assemblage on Park Avenue. JT Magen, the new lender, has partnered with Extell on other foreclosures before.
- The retail portion of 599 Broadway was reappraised at $32 million, down from its 2018 valuation of $150 million. The property faces a foreclosure lawsuit filed by a CMBS bondholder trust, alleging that debt payments stopped and that an entity tied to Wharton Property halted rent payments late last year. The anchor tenant, American Eagle, vacated its 30,000-square-foot space in July 2025.

- BD Hotels sold the 77-room Chambers Hotel at 15 West 56th Street to the Hennick Group for $66.2 million.

- Capstone Equities sold a Soho office for $51.4 million — the six-story office building at 140 Crosby Street. Capstone had taken over the debt last summer and foreclosed on 32,300 sq ft of prime Soho office space.
