The building at 579 Fifth Avenue in Manhattan, New York City, was originally constructed in 1869 as a residence for George Opdyke, the President of the New York Chamber of Commerce. Designed by architect Stephen Decatur Hatch, it was a four-story brownstone mansion located at the northeast corner of Fifth Avenue and 47th Street.

Following Opdyke's death in 1880, the mansion was purchased by Jay Gould, a prominent railroad tycoon, for $250,000. Gould refurbished the house with the help of the Herter Brothers and moved in with his family in 1882.

The mansion was described as a square brownstone house with an extension in the rear, featuring a mansard roof that added another story. It had a main entrance under a portico, leading to a deep vestibule with carved oaken doors and a mosaic floor. The interior included a 50-foot-long hall, a small reception room, great drawing rooms, a library, and a dining room.

After Gould's death, the mansion remained in his family until it was eventually sold. It survived as a relic of the Gilded Age until 1953, when it was demolished to make way for a modern office building. The current structure, a 16-story office building designed by Emery Roth & Sons, was completed in 1954.

Tenant Representation: Optimal Spaces acts exclusively as a "Tenant Broker," only representing tenants, never landlords.
⚖️
Unbiased Service: Avoiding conflicts of interest, they provide impartial service, showing a wider range of properties and negotiating the best price.
🗂️

🐷
Cost Savings: They negotiate rental price and identify/abate "hidden costs."

Why Optimal Spaces –
Tenant Broker

  • No fee for clients renting space.
  • We work for YOU, not the landlord.
  • Save 15–20% on your business costs.
  • Save 100–200 hours of research.
  • Access to all available spaces.
  • Specialized real estate expertise.

Alone or with other broker

  • Miss deals and hard-to-find spaces.
  • Potential conflict of interest (often represent landlords).
  • Only 10% of available spaces are online.
  • Lack of specialized expertise.
  • May not get the best terms or uncover hidden costs.
Why Use a Tenant Broker: Your Advocate in Commercial Real Estate
1. The Crucial Distinction: Whose Side Are They On?
2. It Almost Always Costs You Nothing
3. Access to “Hidden” Inventory
4. Negotiating Beyond Base Rent
5. Time Savings & Process Management
6. Mitigating Risk (the “Gotchas”)
Summary: Don’t rely on the landlord’s agent. A tenant broker is your advocate, provides better data, negotiates a complete package, and typically costs you nothing.
