History of 11 Broadway (Bowling Green Offices Building)

The site of 11 Broadway was originally occupied by Dutch houses following the founding of the New Amsterdam colony in the 17th century. By the 18th and 19th centuries, the site housed the Atlantic Garden House (also known as Burns' Coffee House) and later served as a freight depot for the New York and Harlem Railroad.

In June 1895, lawyer Joseph F. Stier sold the land to Stacy C. Richmond. The following month, the newly formed Broadway Realty Company, led by Richmond, Stier, and philanthropist Spencer Trask, submitted plans for the site. Spencer Trask, the largest stakeholder, maintained a suite on the top floor for several years. The building was designed by architects W. & G. Audsley in a Hellenic Renaissance style, characterized by three horizontal sections resembling a classical column: a granite base, a white brick shaft, and an ornate capital.

Construction began in October 1895 and was completed in two phases: the Broadway side was ready by mid-1896 and the full building finished in November 1898. The original sixteen-story structure cost $1.8 million and featured a structural steel skeleton and a floor plan maximizing natural light. The building primarily housed steamship offices due to its proximity to New York Harbor, including the offices of the White Star Line. Notably, the White Star offices became a site of mourning for relatives of the Titanic victims.

Early 20th-century modifications were made by the architectural firm Ludlow and Peabody, including redesigning the Broadway staircases in 1912–1913 and, after delays caused by World War I steel shortages, adding five additional stories in 1919–1920, raising the building to 21 floors.

Throughout its history, the building was owned or controlled primarily by the Broadway Realty Company until the late 1970s. Transitioning tenant demographics reflected broader shifts in Manhattan's commercial landscape, with steamship and maritime offices giving way to law firms and other businesses as Midtown developed.

In 1995, 11 Broadway was designated a New York City Landmark by the Landmarks Preservation Commission, recognizing its architectural and historical significance. It also contributes to the Wall Street Historic District, which was added to the National Register of Historic Places in 2007.

Today, 11 Broadway stands as a prominent example of Hellenic Renaissance architecture in Manhattan, combining historic charm with modern functionality, and remains a significant piece of New York City's architectural and commercial heritage.
