History of 1740 Broadway, Manhattan, NYC

1740 Broadway, formerly known as the MONY Building or Mutual of New York Building, is a 26-story office building located on the east side of Broadway between 55th and 56th Streets in Midtown Manhattan. The building was constructed in 1950 as the corporate headquarters for Mutual of New York (MONY), with the renowned architectural firm Shreve, Lamb & Harmon Associates, famous for designing the Empire State Building, commissioned for its design.

Mutual of New York was a pioneering insurance company founded in 1843, notable for several industry firsts including insuring the life of a woman, a member of the military, and a reigning monarch. The building served as MONY’s headquarters until the company was acquired by AXA.

One of the building’s most distinctive features was its rooftop signage. Originally, the sign spelled out the full name "Mutual of New York" with the letters forming the acronym "MONY" highlighted in large red neon lights. This sign became iconic enough to inspire the 1968 hit song "Mony Mony" by Tommy James and the Shondells. After several changes, the MONY sign was removed in 2007 and replaced by illuminated numerals showing the street address "1740" in a modern Futura typeface.

Atop the building is the Weather Star, a 150-foot tower of lights topped with a star-shaped beacon created by Artkraft Strauss. The Weather Star used to communicate weather forecasts to the city by changing colors and light patterns, such as green for fair weather, orange for clouds, and flashing lights for rain or snow, along with light movement indicating temperature trends. Although still present and illuminated, it no longer functions as a meteorological beacon.

The building underwent a full renovation in 2007. It was purchased by Blackstone in 2014 and later, in 2024, its loan was acquired by Yellowstone Real Estate, who considered converting the structure for residential use, reflecting the changing dynamics of Midtown Manhattan’s real estate market.

Why Use a Tenant Broker: Your Advocate in Commercial Real Estate
1. The Crucial Distinction: Whose Side Are They On?
Landlord Rep (Listing Agent) — Fiduciary Duty: Landlord. Highest rent, best terms for landlord.
Tenant Rep (Tenant Broker) — Fiduciary Duty: Tenant Only. Lowest rent, best terms for tenant. Levels the playing field.
2. It Almost Always Costs You Nothing
3. Access to “Hidden” Inventory
4. Negotiating Beyond Base Rent
Landlord pays the broker fee — free expert representation for the tenant.
Access to hidden inventory: off-market listings, subleases, and future availabilities via broker databases and networks.
Negotiating beyond base rent: free rent, TI allowance, OPEX caps, and lease flexibility for renewal or expansion.
5. Time Savings & Process Management
6. Mitigating Risk (the “Gotchas”)
Tenant broker handles searching, scheduling, and RFPs — your outsourced real estate department with curated options and timeline management.
Mitigating risk: spotting pitfalls in LOI and lease such as restoration clauses and holdover penalties.
Summary: Don’t rely on the landlord’s agent. A tenant broker is your advocate, provides better data, negotiates a complete package, and typically costs you nothing.
