2 World Trade Center, also known as the South Tower, was part of the original World Trade Center complex in Lower Manhattan, New York City. It stood at a height of 1,362 feet (415.1 meters) and was completed in 1973. Designed by Minoru Yamasaki, it was one of the tallest buildings in the world at the time of its completion.

The South Tower was involved in several significant events, including the February 26, 1993, bombing and the September 11, 2001, terrorist attacks. On September 11, 2001, United Airlines Flight 175 crashed into the South Tower between the 77th and 85th floors. The tower collapsed at 9:59 a.m. due to structural failure caused by the impact and subsequent fires.

Following its destruction, plans for a new 2 World Trade Center were developed. However, construction was delayed due to issues with securing tenants. In 2015, Silverstein Properties announced a redesigned plan for the building, designed by Bjarke Ingels, but it has not yet been completed.

2 World Trade Center, also known as 200 Greenwich Street, is a planned skyscraper in the World Trade Center complex in Manhattan, New York City. It will replace the original 2 World Trade Center, which was destroyed during the September 11 attacks in 2001. The new building will occupy the site of the original 5 World Trade Center.

Located at 200 Greenwich Street, Manhattan, NY 10007, this neomodern commercial building is part of the ongoing redevelopment of the World Trade Center area.

Why Use a Tenant Broker: Your Advocate in Commercial Real Estate
1. The Crucial Distinction: Whose Side Are They On?
Landlord Rep (Listing Agent) — Fiduciary Duty: Landlord. Highest rent, best terms for landlord.
Tenant Rep (Tenant Broker) — Fiduciary Duty: Tenant Only. Lowest rent, best terms for tenant. Levels the playing field.
2. It Almost Always Costs You Nothing
3. Access to “Hidden” Inventory
4. Negotiating Beyond Base Rent
Landlord pays the broker fee — free expert representation for the tenant.
Access to hidden inventory: off-market listings, subleases, and future availabilities via broker databases and networks.
Negotiating beyond base rent: free rent, TI allowance, OPEX caps, and lease flexibility for renewal or expansion.
5. Time Savings & Process Management
6. Mitigating Risk (the “Gotchas”)
Tenant broker handles searching, scheduling, and RFPs — your outsourced real estate department with curated options and timeline management.
Mitigating risk: spotting pitfalls in LOI and lease such as restoration clauses and holdover penalties.
Summary: Don’t rely on the landlord’s agent. A tenant broker is your advocate, provides better data, negotiates a complete package, and typically costs you nothing.
