860 Broadway, located at the corner of East 17th Street on the north boundary of Union Square in Manhattan, New York City, was built in 1883-84. It was designed by the notable 19th-century architect Detlef Lienau, a French-trained pioneer in American architecture, and commissioned by Daniel Parish. Originally known as the Parish Building, it extends through the block to 18th Street (32-34 East 18th Street) and is a prime example of Neo-Greco and late 19th-century commercial architectural styles.

The site has a rich history, initially including the former mansion of Henry Parish, built in 1847-48 in an elegant Italianate style, which later accommodated various tenants and uses. Henry and Daniel Parish were prosperous dry goods merchants from a Quaker family in upstate New York. After Henry Parish's death, the mansion was divided for commercial purposes, including serving as the second Union Place Hotel and hosting notable tenants such as interior designer Leon Marcotte.

The original 860 Broadway building was an ornate composition of red brick and cast-iron elements. However, in the 1920s, the building underwent a significant alteration when it was stripped and re-clad in neutral brick, removing most of its ornamentation except for the scalloped parapet, cornice, and terracotta frieze.

In 2014, a rooftop addition was designed by PKSB Architects, inspired by Lienau’s archives which revealed an initial design including a mansard roof. The addition features a two-story structure with a sloped roof and articulated dormers, providing a fitting architectural "cap" for the building while preserving the historic street façade and cornice line. This addition was approved by the New York City Landmarks Preservation Commission.

860 Broadway is also historically significant as it was home to Andy Warhol’s "Factory" during the later years of his career. The Factory at 860 Broadway was part of Warhol's influential New York art scene, marking the building's place in cultural as well as architectural history.

Today, 860 Broadway stands as a designated historic building within the Ladies' Mile Historic District, reflecting the commercial development patterns of late 19th-century Manhattan and its continuing evolution through adaptive reuse and preservation.
