纽约市场概述

曼哈顿办公室:

2020年曼哈顿的办公室租赁量将比前一年减少52%。

从4月到9月,312万平方英尺的转租空间进入市场,使得转租在总可用空间中的占比从22.1%增加到23.2%。

今年第二和第三季度曼哈顿的平均要价办公室租金下降幅度相对较小,仅为3%,部分原因是房东在第二季度的封锁期间采取了“观望”态度。在2008年的第三和第四季度,平均要价下降了15.3%。

Penn Plaza/服装区16.5%的降幅大多是由于8月份Facebook租赁的高价空间从Farley邮局开发项目中移除所致。Hudson Square 13.7%的下降主要是由1 Hudson Square列出的低价转租空间推动的。
