Büro:

Eine Analyse prognostizierte, dass bis 2029 der Bürobestand der Stadt um 28% oder etwa 49 Milliarden US-Dollar an Wert verlieren wird, da die Einnahmen aus Mieten sinken und die Fernarbeit weiter zunimmt.

Wertverluste bei Büros könnten die Stadt jährlich 600 Millionen US-Dollar an Grundsteueraufkommen kosten. Der Büromarkt der Stadt weist eine Leerstandsquote von 16% auf, während die Leerstandsquote bei Untermietverhältnissen 5% beträgt; beide sind höher als während der jüngsten Wirtschaftskrisen.

Die weit verbreitete Zunahme von dauerhaften hybriden Arbeitsmodellen führte zu einem jüngsten Anstieg des Untermietmarktes.

Der verfügbare Untermietraum in Manhattan betrug mehr als 20,2 Millionen Quadratfuß, weniger als die 22 Millionen Quadratfuß, die vor einem Jahr verfügbar waren, aber deutlich über den 13,6 Millionen Quadratfuß, die im ersten Quartal 2020 zur Verfügung standen.

Einzelhändler reduzieren ihre Einstellungen, und die Beschäftigung sank dort um 61.000 Arbeitsplätze. Dennoch beschäftigt die Einzelhandelsbranche 159.000 Menschen mehr als vor Covid.

Industrious arbeitet im Juli mit Wolfson zusammen, um 44.000 Quadratfuß im Cunard Building bei 25 Broadway zu eröffnen. Der Coworking Space soll mehr als 350 Sitze haben.

Peloton hat 100.000 Quadratfuß, etwa ein Drittel seiner Bürofläche in Hudson Commons, zur Untermiete angeboten, bekannt als 441 Ninth Avenue. Der Raum kostet Peloton etwa 95 US-Dollar pro Quadratfuß. Der Mietvertrag läuft bis 2035.

Yelp schließt seine Büros in NYC und Chicago, nachdem es Untermietmöglichkeiten für Fernarbeit ins Auge gefasst hatte. Das in San Francisco ansässige Tech-Unternehmen hatte Anfang 2021 zuvor versucht, Büros von Vornado und SL Green in der 11 Madison Avenue und 200 Fifth Avenue unterzuvermieten.

Clifford Chance mietet 144.000 Quadratfuß bei Brookfields Two Manhattan West.

Die Teachers Insurance and Annuity Association untervermietet 40.000 Quadratfuß an K2 Integrity in der 730 Third Avenue. Die geforderten Mieten für die Untermiete lagen bei mittleren 60 US-Dollar pro Quadratfuß.

Vornado Realty Trust und Rudin Management stehen in Gesprächen mit Citadel, um ein Ankermieter und Investor im 350 Park Avenue zu werden, dem 1.450 Fuß hohen, 1,68 Millionen Quadratfuß großen Turm.

Einzelhandel:

Wilson Sporting Goods unterzeichnete einen Mietvertrag über 4.000 Quadratfuß am One Columbus Circle.

Atelier Adler unterzeichnete einen Mietvertrag über 6.000 RSF in der 382 West Broadway.

Valentino unterzeichnete einen Mietvertrag über 26.300 RSF in der 654 Madison.

Athleta unterzeichnete einen Mietvertrag über 4.900 RSF in der 594 Broadway.
