Büro:

Die Nettobezugsrate war im gleichen Zeitraum rückläufig und endete das Jahr bei minus 2,8 Millionen Quadratfuß, was fast 23 % unter dem Vorjahreswert liegt.

Der Büroflächenmarkt in Manhattan verbesserte sich im Laufe des Jahres leicht auf knapp unter 17 %, während die durchschnittliche Mietanfrage leicht auf 75,41 USD pro Quadratfuß stieg. Das Plaza District in Midtown umfasste 621.000 Quadratfuß. Der Times Square hatte eine negative Absorption von 484.000 Quadratfuß. Der Untermarkt Penn Plaza/Garment District verzeichnete eine Nettobezugsrate von minus 1,3 Millionen Quadratfuß. Der Finanzdistrikt überstieg 25 %.

U.N. Plaza war der angespannteste Büroteilmarkt mit einer Verfügbarkeitsrate von 5,2 %, Greenwich Village bei 12,8 % und Columbus Circle bei 12,9 %.

Im vierten Quartal 2021 lagen die Mietpreise der Klasse A im Durchschnitt um 27,3 % über denen der Klasse B, und bis Ende letzten Jahres hatte sich diese Lücke auf 24,7 % verringert. Die Veränderung war darauf zurückzuführen, dass die durchschnittliche Miete der Klasse B um 2,17 % gestiegen ist.

Der Aufschlag der Klasse A variierte stark in den Teilmärkten Manhattans. In Tribeca zahlen Mieter durchschnittlich 127 % mehr pro Quadratfuß für Räume der Klasse A als für solche der Klasse B, und in Hudson Yards ist der Preis nahezu doppelt so hoch. In einigen Gegenden, wie Greenwich Village, Columbus Circle und dem Bereich um das Rathaus, liegt der Aufschlag für Räume der Klasse A bei weniger als 4 %.

Einzelhandel:

Bed Bath & Beyond schließt zwei Standorte in Manhattan: in der 1932 Broadway und 460 Third Avenue.

Cotton On eröffnet seinen ersten Manhattan-Laden in Soho. Der 20.000 Quadratfuß große Bereich in der 512 Broadway umfasst 7.000 Quadratfuß im Erdgeschoss, 6.800 Quadratfuß im Untergeschoss und weitere 6.100 Quadratfuß in einem Tiefgeschoss von Invesco, die 275 USD pro Quadratfuß verlangten.
