The Villard Houses, located on Madison Avenue between 50th and 51st streets, are a set of historic residences in Midtown Manhattan. Commissioned by Henry Villard in the late 19th century, these buildings were designed by McKim, Mead & White in the Roman High Renaissance style. The complex was originally intended as six separate residences surrounding a central courtyard, with the design inspired by Bavarian palaces.

Henry Villard, a prominent figure in the railroad industry, purchased the land in 1881. The construction began shortly after, with the exteriors completed by late 1882. The interiors were also designed by McKim, Mead & White, which was unusual at the time as most interiors were handled by decorators rather than architects.

The Villard Houses have been owned by several notable families, including the Fahnestock and Reid families. In the mid-20th century, the Roman Catholic Archdiocese of New York acquired much of the complex. The buildings were restored during the construction of the Helmsley Palace Hotel from 1978 to 1980.

On the other hand, 198 Madison Avenue, located between 34th and 35th streets, is a historic building that once housed the B.Altman and Co Department Store. Built in 1906, it is known for its architectural significance and has been repurposed as an office condominium.

  • May not get the best terms or uncover hidden costs.
Why Use a Tenant Broker: Your Advocate in Commercial Real Estate
1. The Crucial Distinction: Whose Side Are They On?
Landlord Rep (Listing Agent) — Fiduciary Duty: Landlord. Highest rent, best terms for landlord.
Tenant Rep (Tenant Broker) — Fiduciary Duty: Tenant Only. Lowest rent, best terms for tenant. Levels the playing field.
2. It Almost Always Costs You Nothing
3. Access to “Hidden” Inventory
4. Negotiating Beyond Base Rent
Landlord pays the broker fee — free expert representation for the tenant.
Access to hidden inventory: off-market listings, subleases, and future availabilities via broker databases and networks.
Negotiating beyond base rent: free rent, TI allowance, OPEX caps, and lease flexibility for renewal or expansion.
5. Time Savings & Process Management
6. Mitigating Risk (the “Gotchas”)
Tenant broker handles searching, scheduling, and RFPs — your outsourced real estate department with curated options and timeline management.
Mitigating risk: spotting pitfalls in LOI and lease such as restoration clauses and holdover penalties.
Summary: Don’t rely on the landlord’s agent. A tenant broker is your advocate, provides better data, negotiates a complete package, and typically costs you nothing.
