433 Broadway is a modern seven-story office building located in Manhattan's SoHo Cast Iron Landmark District at the corner of Howard Street and Broadway. The current structure was completed in 2015 by RKTB Architects, P.C. It stands on a site that was vacant for many years after the demolition of its predecessor, a small pavilion-style branch of the now-defunct Franklin National Bank, which had been surrounded by a park-like green space.

The original bank building, commissioned in 1967 and designed by architect Robert L. Zion, was notable as a quasi-colonial hexagonal structure situated in what was once one of SoHo's rare green spaces. The bank branch was operational until Franklin National Bank folded in 1974, after which European American Bank occupied the site until 1996. Following the bank's departure, the site hosted a flea market for some years before the bank structure was demolished in 2002. This created a long vacancy in an otherwise architecturally dense cast iron façade corridor along Broadway.

The new building's design thoughtfully responds to its historic context by interpreting the rhythms and proportions of the surrounding landmark cast iron buildings while employing modern materials and large floor-to-ceiling windows to maximize natural light and views of SoHo's skyline. The entrance is positioned on Howard Street to preserve the entire lower Broadway facade for retail use, and the six stories above are dedicated to office and commercial spaces totaling over 37,000 square feet.

Interior spaces on floors two through six consist of individual work areas separated by glass partitions, with shared amenities including bathrooms, kitchens, and meeting rooms. Above the sixth floor, the structure is set back from the property line to allow for a penthouse level with an outdoor terrace and rooftop area, not visible from the street. The building houses Cubico.co, a coworking community providing shared creative office space, and is equipped with advanced communications infrastructure.

The development of 433 Broadway involved close collaboration with the New York City Landmarks Preservation Commission, receiving approvals from the local Community Board and the Municipal Arts Society. This ensures the building's contemporary design harmonizes with SoHo's historic architectural fabric, reaffirming the neighborhood's role as a trendsetter in adaptive reuse and mixed-use urban development.

Why Use a Tenant Broker: Your Advocate in Commercial Real Estate
1. The Crucial Distinction: Whose Side Are They On?
Landlord Rep (Listing Agent) — Fiduciary Duty: Landlord. Highest rent, best terms for landlord.
Tenant Rep (Tenant Broker) — Fiduciary Duty: Tenant Only. Lowest rent, best terms for tenant. Levels the playing field.
2. It Almost Always Costs You Nothing
3. Access to “Hidden” Inventory
4. Negotiating Beyond Base Rent
Landlord pays the broker fee — free expert representation for the tenant.
Access to hidden inventory: off-market listings, subleases, and future availabilities via broker databases and networks.
Negotiating beyond base rent: free rent, TI allowance, OPEX caps, and lease flexibility for renewal or expansion.
5. Time Savings & Process Management
6. Mitigating Risk (the “Gotchas”)
Tenant broker handles searching, scheduling, and RFPs — your outsourced real estate department with curated options and timeline management.
Mitigating risk: spotting pitfalls in LOI and lease such as restoration clauses and holdover penalties.
Summary: Don’t rely on the landlord’s agent. A tenant broker is your advocate, provides better data, negotiates a complete package, and typically costs you nothing.
