5 Columbus Circle, also known as 1790 Broadway and formerly the United States Rubber Company Building, is a notable office building located at the southeast corner of Broadway and 58th Street in Midtown Manhattan, New York City. The building was designed in the Beaux-Arts style by the renowned firm Carrère and Hastings, the same architects who designed the New York Public Library. Completed in 1912, it served as the headquarters for the United States Rubber Company.

The structure is 286 feet tall with 20 stories and features a marble facade with a distinctive copper cornice. It was part of Broadway's "Automobile Row" in the early 20th century, a vibrant area known for its numerous automobile showrooms and dealerships stretching from Times Square to Columbus Circle.

After U.S. Rubber moved its headquarters in 1940, the building underwent several changes in ownership. It was designated as a New York City landmark in 2000. The building also houses part of Nordstrom's New York City flagship store on its ground floor.

Over the years, the building has seen various renovations, including a significant restoration effort to return the ground floor to its original appearance, using materials that blend with the upper portions of the structure.

Why Use a Tenant Broker: Your Advocate in Commercial Real Estate
1. The Crucial Distinction: Whose Side Are They On?
Landlord Rep (Listing Agent) — Fiduciary Duty: Landlord. Highest rent, best terms for landlord.
Tenant Rep (Tenant Broker) — Fiduciary Duty: Tenant Only. Lowest rent, best terms for tenant. Levels the playing field.
2. It Almost Always Costs You Nothing
3. Access to “Hidden” Inventory
4. Negotiating Beyond Base Rent
Landlord pays the broker fee — free expert representation for the tenant.
Access to hidden inventory: off-market listings, subleases, and future availabilities via broker databases and networks.
Negotiating beyond base rent: free rent, TI allowance, OPEX caps, and lease flexibility for renewal or expansion.
5. Time Savings & Process Management
6. Mitigating Risk (the “Gotchas”)
Tenant broker handles searching, scheduling, and RFPs — your outsourced real estate department with curated options and timeline management.
Mitigating risk: spotting pitfalls in LOI and lease such as restoration clauses and holdover penalties.
Summary: Don’t rely on the landlord’s agent. A tenant broker is your advocate, provides better data, negotiates a complete package, and typically costs you nothing.
