86 Chambers Street, Manhattan, is a mixed-use building with a rich history, often referred to as Tower 270 or the Arthur Levitt State Office Building. The property was initially developed to replace the headquarters of Chemical Bank, which had been built in 1907. However, a new construct, completed in 1930, was designed by E.H. Faile & Company and featured 28 floors.

The building played a significant role during World War II as it housed the first headquarters of the Manhattan Project from 1942 to 1943 on its 18th floor. The Manhattan Project, led by General Leslie Groves, was tasked with developing the atomic bomb.

Post-war, the building was acquired by the New York state government and became known as the Arthur Levitt State Office Building, providing offices for state assembly and senate members. It was later sold in 2000 for $33.6 million and has undergone significant renovations and conversions, including the transformation of floors 16 to 28 into condominium apartments in 2003.

Today, the building offers a mix of office space on floors 2 through 7, rental apartments on floors 8 through 15, and condominiums on floors 16 through 28.
