Buildings for Sale:
- Soros Fund Management has put the landmarked Argonaut building at 224 West 57th Street up for sale with an asking price of about $100 million for the 140,000-square-foot property.
- Mayor Zohran Mamdani announced the "transfer" of three rent-stabilized apartment buildings in Crown Heights, which were formerly owned by the late Rubin Dukler, to a buyer he supports, Mark Schwartz. Mamdani recently criticized an $88,000-per-unit deal involving different properties; the city now plans to facilitate the transaction with tax breaks and a low-interest loan. - SL Green has agreed to sell 110 Greene Street in SoHo to the Natora Group for $226 million. The deal works out to more than $1,000 per square foot for the 13-story, 223,000-square-foot property.
- An industrial complex spanning 48,000 square feet at 360 Industry Road and three vacant parcels of land at 1780, 1800, and 1900 South Avenue sold for $167.1 million. The seller was an LLC tied to Kadima Industrial Partners and the buyer was an entity linked to Stamford-based Jadian Capital.
- Clipper Equity sold the Casa Hope apartment building in Williamsburg for $122.5 million. The buyer is Eric Mann's Mann Group. The building still has over 30 years left on its property tax break.
- Tishman Speyer is in contract to sell 148 Lafayette Street to Shorenstein Properties for approximately $135 million, a 30% markup over the $105.5 million it paid 16 months ago.
- Clipper Equity sold the 144-unit Casa Hope apartment building located at 130 Hope Street for $122.5 million. The buyer is Mann Group. The building still has over 30 years left on its property tax break.
- An affiliate of GLR Capital Investments bought the 90,000-square-foot former New York Blood Center at 10-01 45th Road or 45-01 Vernon Boulevard for $95 million. The seller was a company led by Heidi Holterbosch. GLR also entered into a ground lease agreement with another company, tied to Jacob Schwimmer, for $95.6 million.
- A development site at 485 Fulton Street and 147 Lawrence Street sold for $83.5 million. Lawrence Jemal managed the seller, and a company tied to Shimon Klein bought it.
- An LLC tied to Taconic Partners sold the five-story office building at 309 East 94th Street for $73.1 million. The buyer was a subsidiary of LCOR Incorporated. They redeveloped the property into a 200,000-square-foot life sciences facility known as Iron Horse Lab.
- Capital Insight acquired 511 Ninth Avenue via a foreclosure credit bid for $68 million to $71.3 million. The site, formerly owned by Solly Assa, was previously home to the Cassa Hotel and was slated for condo development.
