Buildings for Sale:
- BXP is seeking to sell the ground lease for the 1.2-million-square-foot 7 Times Square property with an expected asking price between $700 million and $750 million. 7 Times Square is 91 percent leased.
- JPMorgan Asset Management is seeking to sell its 49-percent stake in the 1 million-square-foot office tower at 605 Third Avenue, aiming for a valuation of $425 million.
- Empire State Realty Trust is selling its 486,000-square-foot office building at 1359 Broadway, seeking a potential price of $225 million. The property is 95 percent leased and is offered debt-free.
- Atlantic Development Group listed 105 Willis Avenue, a 419-unit rental building in Mott Haven, for sale at $70 million. The building has 141 apartments backed by housing vouchers, 420c tax exemptions lasting until 2048, and an assumable mortgage.
- Prana Investments is facing at least 14 foreclosure lawsuits across a 550-unit multifamily portfolio in the Bronx and Upper Manhattan, with lenders alleging over $56.6 million in unpaid loans and interest. The Bronx properties include: 3021 Holland Avenue, 1694-1698 Selwyn Avenue, 4188 Barnes Avenue, and 689 East 187th Street. Prana Investments agreed to sell three distressed properties — 89-20 161st St. (84 units), 1110 Anderson Ave. (44 units), and Noble Avenue (79 units) — to avoid foreclosure on those and 21 additional buildings as part of an agreement with Community Stabilization Partners. The deal requires Parkash to address significant maintenance issues, under the oversight of an independent monitor.
- Triangle Equities is selling the 115-unit apartment building at its Lighthouse Point development on Staten Island for $45 million. The property, located at 5 Bay Street, is 95 percent occupied.
Buildings Sold:
- Brookfield Asset Management is in exclusive talks to acquire a 10 percent stake in Hudson Square Properties, a 13-building commercial portfolio in Manhattan valued at $3.5 billion.
- LH Charney sells 550K sf building at 1441 Broadway for $240M. Sentry Realty and 60 Guilders, affiliates of American Exchange, purchased the 550,000-square-foot office building at 1441 Broadway from the estate of L.H. Charney for approximately $240 million. The 33-story property is 90 percent leased with below-market rents.
- Korman Communities acquired BlackRock's majority stake in a portfolio of three Midtown extended-stay hotels for $220 million, consolidating its ownership of the 322-key properties. Or $680,000 per key.
- Pershing Square Foundation bought the 400,000-square-foot property at 125 West End Avenue from Taconic Partners and Nuveen Real Estate for $188 million.
- Sam Charney has sold 99 Claremont Avenue, a student housing project, to Columbia University for $122 million.
- $109 million for several Crown Heights commercial units at 409 Eastern Parkway. The apartment building is over 197,000 square feet. The selling companies were tied to Omri Sachs, Yehoshua Fruchthandler, and Zev Marmurstein.
- Caprice Holdings bought Herring Building at 675 Hudson Street for $100 million. The seller was Aurora Capital Associates — the 29,300-square-foot building sold for $3,413 per SF.
- Vital Infrastructure Property Trust acquired a 140,000-square-foot medical office building at 101 Pennsylvania Avenue in Brooklyn for $89 million.
- Airbnb purchased 281 Park Avenue South in Manhattan for $81 million from RFR Realty — the 42,500-square-foot landmark, formerly the Church Missions House.
- Pershing Square Foundation also signed a contract to acquire the adjacent 320 West 66th Street for $70 million.
- Nuveen (via Union Street Housing Development Fund Corporation) bought a portfolio of six apartment properties with a combined 119 residential units at 1678, 1690, 1703, 1715, 1719 and 1751 Union Street in Crown Heights for $57 million. The sellers were Metropolitan Realty Group and Gary Podell (via Union Street Houses Owners LLC).
- Maverick Real Estate Partners acquired the 140,000-square-foot Gorham Building at 390 Fifth Avenue for $50 million following a foreclosure sale.
- A 20,000-square-foot mega mansion at 48-50 West 69th Street sold for $45 million. The sellers were Pierre Bastid and Malou Beauvoir. The buyer is an anonymous LLC.
- Gateside Corporation surrendered a ground-floor retail condominium occupied by Morton Williams and Optyx, and a parking garage — at 188 East 64th Street to MetLife through a deed instead of foreclosure valued at $44.1 million.
- BD Hotels sold The Blakely hotel for $39M to an LLC linked to Fattal Hotel Group.
- $35 million for 141 West 11th Street, unit 141. The Greenwich Village condo is 7,400 square feet. The buyer was Bodega Flowers LLC.
- A NoMad parking garage at 10 East 30th Street sold for about $33.5 million. Aero Park Corporation was the seller, and Royal Yacht Tower Management LLC was the buyer. The building contains 48,500 square feet.
- Bridges Development Group bought the Kingswood Center at 1630 East 15th Street, in Midwood, a 226,130-square-foot retail and office complex for $31 million. The seller was Midland Loan Services.
- ZAR Property NY picked up a 12-story, 89,400-square-foot office property at 118 West 22nd Street for $28 million. The seller was GFP Real Estate.
- Zack and Dominique Wheeler sold their penthouse at 73 Wooster Street for $26 million or $5,400 per square foot.
- 192 Columbia Heights was sold in an off-market deal for $24.5 million, sold by seller Andrew Fistikoff to buyer Luffy & Friends LLC.
- Prosper Property Group and HM Group USA have purchased the long-vacant lot at 65 West Broadway in Tribeca for $24 million.
- Suzy Welch sold her Upper East Side 7,600 SF townhouse at 160 East 81st Street for $23 million to LECA LLC.
- $21 million for an 8,159-square-foot townhouse at 146 Waverly Place in the West Village. The buyer of the townhouse was Kathleen Broderick. The seller was Samantha Banilivy.
- A 43,200-square-foot warehouse at 34-02 Laurel Hill Boulevard in Maspeth sold for $18.8 million. Patricia York and John P. Pantanelli were the sellers; Grandview Portfolio Holdings LLC was the buyer.
- 2 commercial properties, a 91,700-square-foot retail and office building at 161-01 Jamaica Avenue and another property at 90-23 161st Street, sold for $17.3 million. The sellers were companies led by Leonard Zangas, and the buyer was 16101 Jamaica Avenue LLC.
- Three apartment buildings in the Bronx sold for $16.7 million at 3572 and 3576 DeKalb Avenue and 3224 Grand Concourse. The sellers were entities attached to Chaim Eli Bleeman, and Bronx GS Properties LLC was the buyer. The buildings have 252 units.
- Two mixed-use properties at 235 and 237 Kent Avenue traded for $16.4 million. The seller was an affiliate of DAX Real Estate. The buyers were companies tied to Daniel Wrublin's Dalan Real Estate. Combined, the properties have 12 apartments and two commercial units.
- Lucky Acres LLC sold a condo and storage unit at 73 Wooster Street for $26 million. The company purchased the units in 2024 for $16 million. The buyer was Woos 734A LLC. The unit spans 4,400 square feet.
- $14.5 million for 110 East 78th Street; townhouse is 4,500 square feet. Was sold off-market to Birley Propco LLC.
- The clock tower penthouse at 108 Leonard Street sold by the sponsor for $16.2 million and has 8,800 square feet to an unknown buyer.
- Witkoff Group and Access Industries have officially sold a sponsor unit at One High Line for $14.4 million. The high-profile transaction is at 500 West 18th Street. The Buyers: Anton and Stephanie Moldan, 4,000-square-foot sponsor unit.
- A seven-story medical office building at 23-34 30th Avenue sold for $12.8 million. The seller was a company tied to Moshe Glassman, and the buyer was an affiliate of Apex Investments.
- A 4,200-square-foot penthouse at 10 Greene Street changed hands for $10.2 million. The buyer was Maximiliano Gerardo Caceres for $2,400 per square foot. The unit, a triplex, has four bedrooms.
- An LLC tied to Pioneer Management sold a former New York Police Department outpost at 524 West 42nd Street for $10 million. The buyer was an affiliate of BD Hotels. The property stands four stories tall and measures about 19,400 square feet.
- 527 Third Street in Park Slope sold for $9.5 million. The buyer of the five-bedroom townhouse was an LLC tied to Megan Madden.
- A townhouse at 69 West 83rd Street sold for $8.4 million. Karl Dasher was the seller. Andrew and Mylene Vaz were the buyers: the 7,300-square-foot townhouse for $1,200 per square foot.
- Ruyin Ye sold a condo at 2211 Broadway on the Upper West Side to a trust for $7.5 million. Ye had purchased the 3,200-square-foot pad in 2014 for $8.2 million. The latest sale works out to roughly $2,300 per square foot.
- Siwei Wang purchased a 2,700-square-foot sponsor unit, a penthouse, at Two Trees' 346 Kent Avenue, or One Domino Square. The price was $7.8 million or $2,900 per square foot.
- Emily Haight and Nicholas O'Leary bought a co-op at 830 Park Avenue for $7.7 million. The sellers were Alfred and Denise Hurley.
- A townhouse at 181 President Street sold for $7.5 million. The seller is an entity tied to Jessica Jacobs; the buyer is Brooklyn President LLC — the home is 4,500 square feet.
- A one-story industrial building at 230 39th Street traded for $7.3 million. The property spans 15,600 square feet, pricing the sale at $500 per square foot. The seller is 236 39th Street LLC. The buyer is SPG 236 39th St LLC.

- A condo at 1 Central Park West sold for $5.9 million. The seller was a company managed by Irina Levieva, and the buyer was Dinkin Flicka LLC. The unit is 2,200 square feet, or $2,700 per square foot.
- Gerald Bilstein and Randye Kaplan purchased a co-op at 39 East 79th Street on the Upper East Side for $5.9 million. The sellers were Robin Esterson and Pamela Hickory, who purchased the pad in 2009 for $6 million.
- Roger and Julia Baumann paid $5.8 million for a co-op at 1056 Fifth Avenue in Carnegie Hill. The buyers were Douglas and Elizabeth Bradley. The unit has five bedrooms and four bathrooms.
