The Mutual Reserve Building, located at 305 Broadway at the northwest corner of Duane Street in Tribeca, Manhattan, is a significant example of late 19th-century office architecture. Designed by William H. Hume and built by Richard Deeves with Frederick H. Kindl as the chief structural engineer, the building was constructed between 1892 and 1894.
The building is in the Romanesque Revival style, inspired by the works of Henry Hobson Richardson. Its facade features granite and limestone cladding with arcades, rusticated piers, and decorative foliate motifs.
Originally named for the Mutual Reserve Fund Life Association, the building was later renamed the Langdon Building after the owner's son. It was one of the first structures in New York City to use a cage-like steel frame, an early version of the skyscraper design.
Notable past tenants include contracting firms like Richard Deeves & Son, architectural firms such as Max Silverstein and Baggott & Ryall, and the New York City Landmarks Preservation Commission, which used the building as its first long-term headquarters from 1967 to 1980.
The Mutual Reserve Building was designated as a New York City landmark on December 20, 2011.
