826 Broadway, located in Manhattan, New York City, is an eleven-story Renaissance Revival building constructed in 1902 for the National Realty Company. Designed by architect William H. Birkmire and built by John H. Parker, it stands at the northeast corner of Broadway and East 12th Street. The building was originally known as "The National Building" and featured a steel skeleton-frame construction, which was a technological advancement at the time. Its facade consists of limestone on the lower three stories and brick with limestone and terra-cotta details on the upper floors, topped by a heavy projecting metal cornice.

The building played a significant role in the garment industry during its early years, housing large ready-to-wear garment manufacturing companies. This period marked an important era for labor rights and suffrage advocacy, as garment factories were major employers of New York City's working-class women and immigrants.

Since 1956, 826 Broadway has been home to the Strand Bookstore, a famous literary hub that has expanded to occupy multiple floors. In 1996, the Strand purchased the building, cementing its status as a neighborhood institution. On June 11, 2019, the building was designated as an individual landmark by the Landmarks Preservation Commission, recognizing its architectural and cultural significance.

  • May not get the best terms or uncover hidden costs.
Why Use a Tenant Broker: Your Advocate in Commercial Real Estate
1. The Crucial Distinction: Whose Side Are They On?
Landlord Rep (Listing Agent) — Fiduciary Duty: Landlord. Highest rent, best terms for landlord.
Tenant Rep (Tenant Broker) — Fiduciary Duty: Tenant Only. Lowest rent, best terms for tenant. Levels the playing field.
2. It Almost Always Costs You Nothing
3. Access to “Hidden” Inventory
4. Negotiating Beyond Base Rent
Landlord pays the broker fee — free expert representation for the tenant.
Access to hidden inventory: off-market listings, subleases, and future availabilities via broker databases and networks.
Negotiating beyond base rent: free rent, TI allowance, OPEX caps, and lease flexibility for renewal or expansion.
5. Time Savings & Process Management
6. Mitigating Risk (the “Gotchas”)
Tenant broker handles searching, scheduling, and RFPs — your outsourced real estate department with curated options and timeline management.
Mitigating risk: spotting pitfalls in LOI and lease such as restoration clauses and holdover penalties.
Summary: Don’t rely on the landlord’s agent. A tenant broker is your advocate, provides better data, negotiates a complete package, and typically costs you nothing.
