Bryant Park, located in Midtown Manhattan, has a rich history dating back to 1686 when it was designated as public property by New York Colonial Governor Thomas Dongan. During the Revolutionary War, General Washington's troops crossed the area after the Battle of Long Island.

In 1822, the land came under New York City's jurisdiction and was used as a potter's field until 1840. The first park at the site, Reservoir Square, was opened in 1847, named after the nearby Croton Distributing Reservoir. The park hosted significant events, including the Exhibition of the Industry of All Nations in 1853, featuring the New York Crystal Palace.

The park was renamed Bryant Park in 1884 in honor of William Cullen Bryant. The Croton Reservoir was demolished by 1900, and the New York Public Library's main branch was built on the site, opening in 1911.

Bryant Park underwent significant renovations in the late 20th century. After a period of decline, it was restored between 1988 and 1992 by the Bryant Park Corporation, transforming it into a vibrant public space.

You made the searches more enjoyable with your humor, and all of us at Sander Partnership decided early to work with your company. I hope we stay in touch, and if any of my friends need space, I would certainly recommend you. I hope you will stop by to see what we have done with the space. David Sander Sander Partnership

Tenant Representation: Optimal Spaces acts exclusively as a "Tenant Broker," only representing tenants, never landlords.
⚖️
Unbiased Service: Avoiding conflicts of interest, they provide impartial service, showing a wider range of properties and negotiating the best price.
🗂️
Comprehensive Process: Agents guide clients end-to-end, offering market surveys, floor plans, pricing expectations, and industry contacts.
🐷
Cost Savings: They negotiate rental price and identify/abate "hidden costs."

  • Save 15–20% on your business costs.
  • Save 100–200 hours of research.
  • Access to all available spaces.

Alone or with other broker

  • Miss deals and hard-to-find spaces.
  • Potential conflict of interest (often represent landlords).
  • Only 10% of available spaces are online.
  • Lack of specialized expertise.
  • May not get the best terms or uncover hidden costs.
Why Use a Tenant Broker: Your Advocate in Commercial Real Estate
1. The Crucial Distinction: Whose Side Are They On?
2. It Almost Always Costs You Nothing
3. Access to “Hidden” Inventory
4. Negotiating Beyond Base Rent
5. Time Savings & Process Management
6. Mitigating Risk (the “Gotchas”)
Summary: Don’t rely on the landlord’s agent. A tenant broker is your advocate, provides better data, negotiates a complete package, and typically costs you nothing.
