Designed by architect Herbert Krapp, the theater opened on November 30, 1927, with the musical "The Golden Dawn," starring Archie Leach, later known as Cary Grant.

Over time, the theater underwent several name changes, including Manhattan Theatre, Billy Rose's Music Hall, and WPA Theater. In 1936, CBS took over the space, using it for radio broadcasts and later converting it into a television studio named Studio 50 in 1950. The studio became the home of "The Ed Sullivan Show" from 1953 to 1971.

In December 1967, the studio was renamed the Ed Sullivan Theater in honor of Ed Sullivan's 20th year hosting his show. Today, the theater serves as a television studio, notably hosting "The Late Show." Its neo-Gothic interior is a New York City landmark and listed on the National Register of Historic Places.

Why Use a Tenant Broker: Your Advocate in Commercial Real Estate
1. The Crucial Distinction: Whose Side Are They On?

4. Negotiating Beyond Base Rent
Landlord pays the broker fee — free expert representation for the tenant.
Access to hidden inventory: off-market listings, subleases, and future availabilities via broker databases and networks.
Negotiating beyond base rent: free rent, TI allowance, OPEX caps, and lease flexibility for renewal or expansion.
5. Time Savings & Process Management
6. Mitigating Risk (the “Gotchas”)
Tenant broker handles searching, scheduling, and RFPs — your outsourced real estate department with curated options and timeline management.
Mitigating risk: spotting pitfalls in LOI and lease such as restoration clauses and holdover penalties.
Summary: Don’t rely on the landlord’s agent. A tenant broker is your advocate, provides better data, negotiates a complete package, and typically costs you nothing.
