55 Water Street, Manhattan, NYC

55 Water Street is a 687-foot-tall skyscraper located in the Financial District of Lower Manhattan, New York City. Completed in 1972, it was designed by Emery Roth & Sons and developed by the Uris brothers. At the time of its completion, it was the world's largest privately owned office building by floor area.

The building consists of two sections: a 53-story tower to the south and a 15-story wing to the north. The facade is made of masonry and glass, with the south building being rectangular and the north building having sloped walls. The site covers an entire city block bounded by Coenties Slip, Water Street, Old Slip, and South Street.

55 Water Street was part of the Lower Manhattan Plan, a governmental initiative to guide development along the Lower Manhattan waterfront. The construction involved closing Cuylers Alley and Front Street, with the developers improving adjacent Jeannette Park (now Vietnam Veterans Plaza) and creating an elevated public plaza known as the Elevated Acre.

The building was initially occupied by several financial firms, including Chemical Bank of New York. Over the years, it has been owned by various entities, including National Kinney Corporation and Olympia & York. In 1993, it was purchased by the Retirement Systems of Alabama (RSA). The building has undergone renovations in the 1990s and 2010s.

55 Water Street has been recognized for its architectural significance, receiving the NYC AIA Design Award in 2008. It has undergone restorations in 1999 and 2017 to maintain its integrity and adapt to modern needs.

55 Water Street is a prominent skyscraper located in the Financial District of Lower Manhattan, New York City. It stands at 687 feet tall and was completed in 1972. The building is known for its unique design, featuring a 53-story tower and a 15-story wing. One of its notable attractions is the Elevated Acre, a public plaza offering panoramic views of the East River and the Brooklyn Bridge.

Sapphire Office Solutions Testimonial

Sapphire Office Solutions testimonial To Whom It May Concern: I am writing this letter of recommendation to acknowledge the outstanding job performed by Mr. Stephen Sunderland of Optimal Spaces, Incorporated, in regards to locating and executing a great sublease and direct lease extension. In addition to finding the sublease, Stephen also add a long term extension to our direct lease at a great price. We never would have completed this transaction without Stephen's persistency, expertise, and diligence. We attempted to work with other brokers prior to meeting Stephen (discovered Stephen from advertisement) and he was the only broker who listened to our needs and took us to spaces that fit all OUR requirements, not his. We would highly recommend Mr. Sunderland and his company without hesitation. Sincerely, Paul Holstein President
