History of 233 Park Avenue South, Manhattan, NYC

233 Park Avenue South is part of a two-building office complex alongside 225 Park Avenue South in the Flatiron District of Manhattan, New York City. The 12-story building at 233 Park Avenue South was constructed in 1909 and originally formed part of the American Woolen Building complex, named after its principal tenant, the American Woolen Company.

The site previously housed the 1878 Florence Apartment House before the current buildings were erected. The address was originally 225 Fourth Avenue until the renaming of the avenue to Park Avenue South in 1959, which retained the building numbering.

233 Park Avenue South, with 15 commercial spaces and approximately 142,173 square feet of office space, shares a close association with the adjacent 19-story 225 Park Avenue South building. Both buildings have historically served major tenants including Guardian Life Insurance Company and Crown Publishing Group.

Significantly, from 2001 to 2015, the complex served as the temporary headquarters for the Port Authority of New York and New Jersey after the destruction of their former offices at the World Trade Center in the September 11 attacks. The buildings also had tenants like Meta and BuzzFeed News in more recent years.

Owned by Orda Management, the complex has undergone renovations, including a 2017 update, and is valued historically at several hundred million dollars. The buildings sit prominently near Madison Square Park and Union Square, contributing to the vibrant commercial fabric of central Manhattan.

233 Park Avenue South, Manhattan, NYC

Located just north of Union Square, this historic building complex includes 225 and 233 Park Avenue South.

The architecture features terracotta ornamentation over a limestone base, with fine copper work and a tiled mansard roof. Originally designed in 1909 by architect Robert Henderson Robertson for the American Woolen Company headquarters, it presents an elegant historic facade.

The building underwent a significant renovation completed in 2017, including a newly designed entry arch and lobby to enhance the arrival experience, as well as an interconnecting stair joining the two buildings, effectively doubling the usable floor area per level.

A sky lobby on the 13th floor offers unique meeting spaces and views towards a newly planted 2,000-square-foot roof terrace.

The location includes Oceans, a seafood restaurant at 233 Park Avenue South, Manhattan, NY 10003.

  • Save 15–20% on your business costs.
  • Save 100–200 hours of research.

  • Lack of specialized expertise.
  • May not get the best terms or uncover hidden costs.
Why Use a Tenant Broker: Your Advocate in Commercial Real Estate
1. The Crucial Distinction: Whose Side Are They On?
Landlord Rep (Listing Agent) — Fiduciary Duty: Landlord. Highest rent, best terms for landlord.
Tenant Rep (Tenant Broker) — Fiduciary Duty: Tenant Only. Lowest rent, best terms for tenant. Levels the playing field.
2. It Almost Always Costs You Nothing
3. Access to “Hidden” Inventory
4. Negotiating Beyond Base Rent
Landlord pays the broker fee — free expert representation for the tenant.
Access to hidden inventory: off-market listings, subleases, and future availabilities via broker databases and networks.
Negotiating beyond base rent: free rent, TI allowance, OPEX caps, and lease flexibility for renewal or expansion.
5. Time Savings & Process Management
6. Mitigating Risk (the “Gotchas”)
Tenant broker handles searching, scheduling, and RFPs — your outsourced real estate department with curated options and timeline management.
Mitigating risk: spotting pitfalls in LOI and lease such as restoration clauses and holdover penalties.
Summary: Don’t rely on the landlord’s agent. A tenant broker is your advocate, provides better data, negotiates a complete package, and typically costs you nothing.
