286 Lenox Avenue, Manhattan, NYC - Building History

286 Lenox Avenue is a modern mixed-use building located in Harlem, Manhattan, constructed in 2018. It stands on the historic site of the famed Lenox Lounge, a celebrated Harlem jazz club that operated from the 1940s until 2012. The original Lenox Lounge was an iconic cultural landmark where jazz legends such as Billie Holiday, Dizzy Gillespie, and Miles Davis performed, and it was frequented by notable figures like James Baldwin, Langston Hughes, and Malcolm X.

After the original building was demolished in 2017, a new four-story structure was developed, offering approximately 19,000 square feet of retail and office space. The new building includes around 5,200 square feet of retail space, currently occupied by Wells Fargo, and about 14,000 square feet of office space leased to tenants such as the Visiting Nurse Service of New York and the Child Mind Institute.

In 2016, Boss Equities and its partners secured a 99-year leasehold on this site, transforming it into a prime retail and office property across from the Whole Foods at 125th Street. After leasing the entire property successfully, the building was sold in 2019 to a local real estate investor.

In a pioneering move for New York City real estate, 286 Lenox Avenue became the first individual property in the city to go public through the commercial real estate securities marketplace Lex Markets in 2021. This allowed individual investors to buy and trade shares of the building, making it the first NYC property to be securitized and offered on such a platform. The building is valued at about $11 million and continues to serve important community and commercial functions in Harlem.

286 Lenox Avenue is a mixed-use retail and office building located in the heart of Harlem, Manhattan, NYC. It was developed in 2018 and offers 44 feet of frontage along Lenox Avenue, providing significant visibility and presence. The property is leased to prominent tenants such as Wells Fargo on the ground floor and the Visiting Nurse Services and Child Mind Institute in the office space above.

It features a four-story structure with approximately 18,832 square feet of space. The building's location is close to major landmarks like the Apollo Theater and national brands such as Whole Foods, H&M, and American Eagle, contributing to the vibrant retail scene in Harlem.

Alternate addresses for this property include 286-288 Lenox Avenue.

TPG Rewards Testimonial

TPG Rewards testimonial To whom it may concern, This letter is written in support of Mr. Stephen Sunderland. Mr. Sunderland acted as our advisor and broker in our recent search for office space in Manhattan. From our first meeting Mr. Sunderland sought to understand our location, price, office layout and square footage needs. He closely accessed our initial needs, and made realistic suggestions to improve on them. The true measure of Mr. Sunderland's professionalism is that he delivered listings, and ultimately a deal, that closely related to our initial wishes and needs. Throughout our relationship he gave us sound advice as to the pros and cons of each location, and later on how to best work with the landlord in order to create an amicable deal. Mr. Sunderland is a knowledgeable real estate professional who I recommend without any reservation. Sincerely, John S Galinos,President and CEO, TPG Rewards Inc, 111 John Street,27th Floor New York, NY 10038.
