History of 350 East Tenth Street, Manhattan, NYC

350 East 10th Street in Manhattan, New York City, was originally constructed in 1910 as Public School 64. Designed by master school architect C.B.J. Snyder, the building reflects early 20th-century educational architecture and is recognized as an individual landmark in the East Village neighborhood.

Over the decades, Public School 64 served the community as an educational institution before being repurposed. The building later became the home of the CHARAS community and cultural center, playing a pivotal role in local cultural and community activities.

After a period of vacancy and legal challenges, the property was acquired by Singer Financial Corporation in 1999. Plans were developed to convert the 152,000-square-foot, five-story landmark into a student dormitory named University House, aimed at serving students from Cooper Union and the Joffrey Ballet School. The redevelopment included modern amenities such as a fitness center, outdoor terraces, bike storage, laundry facilities, a student health center, private study areas, a lounge, and a café. The project’s architectural work was managed by Curtis + Ginsberg Architects with exterior alterations approved by the New York City Landmarks Preservation Commission in 2013.

Situated in the East Village, 350 East 10th Street is part of a historically rich area that includes the East 10th Street Historic District. This district, designated in 2012, encompasses a collection of buildings reflecting various architectural styles and the evolving demographics of the neighborhood since the 19th century.

Why Use a Tenant Broker: Your Advocate in Commercial Real Estate
1. The Crucial Distinction: Whose Side Are They On?
Landlord Rep (Listing Agent) — Fiduciary Duty: Landlord. Highest rent, best terms for landlord.
Tenant Rep (Tenant Broker) — Fiduciary Duty: Tenant Only. Lowest rent, best terms for tenant. Levels the playing field.
2. It Almost Always Costs You Nothing
3. Access to “Hidden” Inventory
4. Negotiating Beyond Base Rent
Landlord pays the broker fee — free expert representation for the tenant.
Access to hidden inventory: off-market listings, subleases, and future availabilities via broker databases and networks.
Negotiating beyond base rent: free rent, TI allowance, OPEX caps, and lease flexibility for renewal or expansion.
5. Time Savings & Process Management
6. Mitigating Risk (the “Gotchas”)
Tenant broker handles searching, scheduling, and RFPs — your outsourced real estate department with curated options and timeline management.
Mitigating risk: spotting pitfalls in LOI and lease such as restoration clauses and holdover penalties.
Summary: Don’t rely on the landlord’s agent. A tenant broker is your advocate, provides better data, negotiates a complete package, and typically costs you nothing.
