History of 55 Bethune Street, Manhattan, NYC

55 Bethune Street is part of the Westbeth Artists' Housing complex, located in Manhattan's West Village. The buildings comprising this complex were originally constructed from around 1860 through 1934 and served as the Bell Telephone Laboratories complex. This site was a major center for technological innovation from the late 19th century until the mid-20th century.

The building at 55 Bethune Street, specifically, was completed in 1923. It was designed by the architectural firm McKenzie, Voorhees & Gmelin and built by the Tidewater Building Company. The structure exhibits a neo-Classical style with buff-colored brick and terra-cotta ornamentation, and features an eleven-story L-shaped plan with a side light court. It was originally used as a factory and auditorium space within the Bell Telephone Laboratories complex.

In the early 20th century, the Bell Laboratories complex—including 55 Bethune Street—functioned as an epicenter of groundbreaking inventions in sound communication. Innovations developed there include the vacuum tube, transatlantic telephone, chain broadcasting, and important contributions to early sound films such as parts of "The Jazz Singer." The complex was also involved in activities related to the Manhattan Project during World War II.

In the 1930s, the building underwent alterations to accommodate the New York Central Railroad's elevated freight line known as the High Line. This required partial demolition and structural modifications including reinforced concrete beams and interior bracing.

After Bell Telephone Laboratories vacated the buildings in the mid-1960s, the complex was converted from industrial use into the Westbeth Artists' Housing in 1970. This adaptive reuse project, designed by architect Richard Meier, transformed the site into the first and largest federally subsidized artist housing community in the United States, providing live/work spaces for artists across disciplines. The conversion preserved the building's distinctive architectural details while repurposing the interior for residential and creative uses.

Today, 55 Bethune Street stands as part of a landmark complex recognized for its architectural significance and its historic role in scientific innovation and arts community development.

We offer the experience, know-how, and the strategic planning that helps lead to better decisions. Virtually everything you need to enhance the value of your business (for profit and not for profit) , you will find at Optimal Spaces.

About Optimal Spaces
Optimal Spaces are Tenant Brokers, only representing commercial tenants, not owners or landlords. By contrast, managing agents and most commercial brokers are "landlord agents" representing the interest of owners. Their goal is to market and lease their clients' properties with the best possible terms for the owners. Thus, they will neither show you as broad a selection nor push to get the best price, since their loyalty is to the Landlord. An Optimal Spaces agent will show you a broader range of properties and offer you a broader range of important services than a managing agent or commercial broker will. We will provide you with a market survey, floor plans, pricing expectations , and access to our rolodex: Optimal Spaces walks you through the process from start to finish. Upon entering your new space, it will look the way you want, all at the price you agreed to spend. In addition to negotiating the best price, we will reveal and abate many "hidden costs" to you. We will show you all the relevant available spaces and safeguard your interests throughout the process. Because of tour costs to provide these services, we ask in exchange that clients sign an Exclusive Brokerage Agreement. This allows us to plan appropriately for assisting you with every step of the process.
