History of 75 Varick Street, Manhattan, NYC

Located at 75 Varick Street in Manhattan's Hudson Square neighborhood, the building was originally constructed between 1929 and 1930. It was designed by the prominent architect Ely Jacques Kahn in the modern-classical style and built as an industrial structure known initially as the Holland Plaza Building.

The building occupies a lot bounded by Canal Street, Hudson Street, and Watts Street, facing the entrance to the Holland Tunnel. Commissioned by Abe Adelson and built by the New York Investing Company on land owned by Trinity Church, the building was strategically positioned within what was then New York City's premier printing district.

Early tenants reflected this focus on the printing trade and related industries, including notable companies such as the Macmillan Company publishers, American Book Bindery, and Royal Typewriter Company. Additionally, the building housed showrooms for distribution companies like Leo Alexander & Co., which specialized in farm trucks and tractors during the early 1930s.

In July 1933, the property was sold by the New York Investing Company to the Lortay Corporation in a transaction exceeding $5 million, secured by a $4 million mortgage held by the Metropolitan Life Insurance Company.

Over the decades, the building has evolved from its original industrial uses to become a prominent office building. It underwent a significant renovation in the early 2000s, transitioning into modern office space while maintaining its architectural character. This transformation earned it recognition such as the BOMA International Renovated Building of the Year Award.

Today known as One Hudson Square, the building stands 18 stories tall with approximately 1.1 million square feet, including expansive floorplates and modern amenities suited for contemporary tenants. It was officially designated a New York City landmark on August 6, 2013, acknowledging its architectural significance and historical importance to the Hudson Square area.
