450 Park Avenue, also known as the Franklin National Bank Building, is a 33-story office building located in Midtown Manhattan, New York City. It was built in 1972 and stands at a height of 390 feet (120 meters). The building features a steel skeleton with concrete floors and an exterior dominated by black granite and glass, designed by Emery Roth & Sons and developed by Peter Sharp.
The building has undergone significant transactions and renovations. In June 2002, it was purchased by Taconic Investment Partners, who invested around $13 million in renovations. In June 2007, Somerset Partners acquired the building for $509 million, marking the highest price per square foot for an office building in the U.S. at that time. Somerset Partners moved its headquarters to the building in 2008.
In October 2010, a Phillips de Pury auction house opened on the first three floors. The building was sold again in February 2014 to Crown Acquisitions and Oxford Properties for $545 million.
