139 East 57th Street in Manhattan, New York City, is a nine-story commercial building completed in 1925. The building was designed by the architectural firm Bloch & Hesse and features a tan brick facade above a three-story limestone base. The south facade facing 57th Street has six bays, while the narrower west facade on the avenue has four bays.

The main entrance is located in the third bay from the east on 57th Street and is characterized by glass-and-metal double doors with distinctive pane patterns, topped by a transom and framed by a rope molding. Plate-glass storefronts flank the entrance on both sides and continue along the avenue.

The second and third floors are notable for limestone piers that separate bays of tripartite windows set within dark-brown iron frames. These floors include lower and upper transoms with iron spandrel panels in between, all capped by a limestone cornice at the base.

Upper floors carry similar tripartite windows without transoms, interspersed with patterned brickwork in the spandrels and stone window sills. A small cornice with stone coping runs along the roofline of the eighth floor. The ninth floor is set back on both the south and west facades, clad in brown brick on the east elevation above the adjacent building, featuring smaller single windows at the rear.

The rooftop includes a visible water tower at the northeast corner, visible from street level. The building’s ground floor is occupied by various retail tenants, including a pizza restaurant, a vitamin shop, and a bank branch, demonstrating its mixed-use commercial character.

Why Use a Tenant Broker: Your Advocate in Commercial Real Estate
1. The Crucial Distinction: Whose Side Are They On?
Landlord Rep (Listing Agent) — Fiduciary Duty: Landlord. Highest rent, best terms for landlord.
Tenant Rep (Tenant Broker) — Fiduciary Duty: Tenant Only. Lowest rent, best terms for tenant. Levels the playing field.
2. It Almost Always Costs You Nothing
3. Access to “Hidden” Inventory
4. Negotiating Beyond Base Rent
Landlord pays the broker fee — free expert representation for the tenant.
Access to hidden inventory: off-market listings, subleases, and future availabilities via broker databases and networks.
Negotiating beyond base rent: free rent, TI allowance, OPEX caps, and lease flexibility for renewal or expansion.
5. Time Savings & Process Management
6. Mitigating Risk (the “Gotchas”)
Tenant broker handles searching, scheduling, and RFPs — your outsourced real estate department with curated options and timeline management.
Mitigating risk: spotting pitfalls in LOI and lease such as restoration clauses and holdover penalties.
Summary: Don’t rely on the landlord’s agent. A tenant broker is your advocate, provides better data, negotiates a complete package, and typically costs you nothing.
