It was designed by the prominent architect Ely Jacques Kahn in the modern-classical style and built as an industrial structure known initially as the Holland Plaza Building.

In July 1933, the property was sold by the New York Investing Company to the Lortay Corporation in a transaction exceeding $5 million, secured by a $4 million mortgage held by the Metropolitan Life Insurance Company.
Over the decades, the building has evolved from its original industrial uses to become a prominent office building. It underwent a significant renovation in the early 2000s, transitioning into modern office space while maintaining its architectural character. This transformation earned it recognition such as the BOMA International Renovated Building of the Year Award.
