The 14 Wall Street Building, originally known as the Bankers Trust Company Building, is a historic skyscraper located in the Financial District of Manhattan, New York City. It was constructed between 1910 and 1912 by the architectural firm Trowbridge & Livingston for Bankers Trust Company.

At the time of its completion in 1912, it was among the tallest buildings in Manhattan, standing 540 feet tall with a distinctive seven-story pyramidal roof inspired by the Campanile di San Marco in Venice. The building features a Neoclassical architectural style and was a symbol of the financial district's prominence.

In 1931-1933, a 25-story L-shaped addition was added, designed by Shreve, Lamb & Harmon, blending Modern Classic and Art Deco motifs. The building was designated a New York City landmark in 1997 and is part of the Wall Street Historic District.

J.P. Morgan, who commissioned the building, had his private residence on the 31st floor, allowing him to monitor shipments arriving in New York Harbor. The building's design influenced many subsequent skyscrapers, particularly with its boldly topped tower.

Today, the 14 Wall Street Building remains an iconic part of Manhattan's skyline and a testament to early 20th-century architectural innovation.

Why Use a Tenant Broker: Your Advocate in Commercial Real Estate
1. The Crucial Distinction: Whose Side Are They On?
Landlord Rep (Listing Agent) — Fiduciary Duty: Landlord. Highest rent, best terms for landlord.
Tenant Rep (Tenant Broker) — Fiduciary Duty: Tenant Only. Lowest rent, best terms for tenant. Levels the playing field.
2. It Almost Always Costs You Nothing
3. Access to “Hidden” Inventory
4. Negotiating Beyond Base Rent
Landlord pays the broker fee — free expert representation for the tenant.
Access to hidden inventory: off-market listings, subleases, and future availabilities via broker databases and networks.
Negotiating beyond base rent: free rent, TI allowance, OPEX caps, and lease flexibility for renewal or expansion.
5. Time Savings & Process Management
6. Mitigating Risk (the “Gotchas”)
Tenant broker handles searching, scheduling, and RFPs — your outsourced real estate department with curated options and timeline management.
Mitigating risk: spotting pitfalls in LOI and lease such as restoration clauses and holdover penalties.
Summary: Don’t rely on the landlord’s agent. A tenant broker is your advocate, provides better data, negotiates a complete package, and typically costs you nothing.
