It was originally built for the banking giant Manufacturers Hanover Trust. The building's design was inspired by the data processing tools of the era, specifically punchcards, which is evident in its small, irregularly placed windows resembling punchcard slots.

Despite its fortress-like appearance, 4 New York Plaza has survived significant challenges, including massive flooding and damage from Hurricane Sandy in 2012. The building's unique design won awards and remains a notable structure in the downtown area.

Abrams Garfinkel & Rosen Testimonial

Abrams Garfinkel & Rosen testimonial Dear Stephen: On behalf of my partners and myself, I want to thank you for your representation, assistance and support in connection with our search for new office space. We have worked with many brokers over the last eighteen months, but you were the only one who truly listened and tried to understand what our requirements, limitations and needs were. As a result of your diligence and persistence, we have been able to sign a lease for a space that meets all of our physical, aesthetic and economic criteria. You have done an excellent job on our behalf, and we are truly appreciative. Please feel free to share this letter with any of your potential clients, as we would wholeheartedly recommend your services to others. Once again, thank you for everything. Sincerely, Neil B. Garfinkel
🤝

Why Optimal Spaces –
Tenant Broker

  • No fee for clients renting space.
  • We work for YOU, not the landlord.
  • Save 15–20% on your business costs.
  • Save 100–200 hours of research.
  • Access to all available spaces.
  • Specialized real estate expertise.

Alone or with other broker

  • Miss deals and hard-to-find spaces.
  • Potential conflict of interest (often represent landlords).
  • Only 10% of available spaces are online.
  • Lack of specialized expertise.
  • May not get the best terms or uncover hidden costs.
Why Use a Tenant Broker: Your Advocate in Commercial Real Estate
1. The Crucial Distinction: Whose Side Are They On?
2. It Almost Always Costs You Nothing
3. Access to “Hidden” Inventory
4. Negotiating Beyond Base Rent
5. Time Savings & Process Management
6. Mitigating Risk (the “Gotchas”)
Summary: Don’t rely on the landlord’s agent. A tenant broker is your advocate, provides better data, negotiates a complete package, and typically costs you nothing.
