History of 936 Broadway, Manhattan, NYC

936 Broadway is a five-story office condominium building located in the Flatiron District of Manhattan, New York City. The building was originally completed in the 1890s but has undergone substantial rebuilding and remodeling since then. It was the site of one of the first Brooks Brothers stores, a notable retail landmark early in its history.

In the 1930s, the building was converted into a commercial loft structure featuring an early International style façade. For several decades thereafter, it housed a hardware store before being drastically remodeled after 2005. During this renovation, it was converted into commercial condominiums and gained a distinctive rounded corner.

The façade includes a variety of architectural elements such as silver steel columns with polished granite bases at the main entrance, storefronts wrapping around the corner, inverted metal cornices, and a black glass tower projecting from the Broadway corner. The 22nd Street elevation features light-grey painted precast concrete and a glass curtain wall that increases in width with each floor. The building also has a small penthouse level and supports an advertising billboard on its roof.

Originally built around 1900, the building covers approximately 61,147 square feet. Its lot has frontage on both Broadway and the narrower East 22nd Street, fitting within the commercial character of the neighborhood. Its design reflects a layered history of architectural styles and adaptive commercial use, exemplifying the evolution of the Flatiron District as a vibrant commercial area in Manhattan.

Vaultus Professional Service Testimonial

Vaultus Professional Service testimonial To whom it may concern: I have had the opportunity to work with "Optimal Spaces" (specifically, Stephen Sunderland) over the last 18 months. Steve was hired to find a reasonably priced lease for corporate office space that would support our highly professional environment. I considered this to be a significant challenge since Manhattan was experiencing a severe shortage in available professional spaces. Honestly, I was expecting to be "sold" a space that would not meet all of our needs. However, in a short period of time, Stephen found a tower-floor space that exceeded my expectations and that was approximately 25% below the current market rates for comparable space. The most important aspect of working with Stephen is the level to which I can trust him to act in my best interest. I believe that Stephen possesses extensive knowledge of the real estate market and negotiation, is responsive, and performs his work in a highly professional manner. I am impressed by Stephen's sincere desire to understand his clients' needs. It is clear to me that Stephen is most interested in building mutually beneficial business relationships with his clients -- not the commissions they represent. I am happy to recommend "Optimal Spaces" to other growing businesses, and I look forward to working with "Optimal Spaces" again. Sincerely, Joseph J. Tutrone Vice President Vaultus Professional Service
